No viewings should I blame the market...

Is it the market or should I be thinking maybe I should be trying something else to sell. In the south east fwiw.

Only been on the market about three weeks but surprised only had two viewings.
Or maybe I’m just super impatient and this is all normal...

@Starlight345 that’s also crossed my mind. Want to put up over summer but workmen and painters to get house ready for sale kept not coming and only finished a job in October

Look at local property prices on RightMove etc. See if anything comparable has sold.

We have a local estate agents famous for overestimating property prices to get custom. Then they drop to lower than the others to sell the place.

I think people are also frightened in the SE which is so influenced by the top jobs and trickle down that Brexit will affect prices.

Ok thanks. I had two estate agents come and say the same price but tbh I am happy to drink the price but not sure how it’s going to be viewed if I do it quickly.
Two viewings seems quite poor, surely someone might come round and put a low offer on? Or does it not work like that.
Can you tell I’m selling my first beloved home.

Besides looking at local asking prices, have a look at recent sold prices on the likes of nethouseprices - always bearing in mind that these may reflect agreed prices from around 6 months previously - given that it can take 3 months to completion, and another 2-3 for stats to appear on the Land Reg. May well be important if the local market has recently suffered a downturn.

Another thing that may be useful re price, is to check Zoopla's 'most reduced' feature, for similar properties that may have been hanging about for months and reduced in grudging little nibbles.

I totally disagree with the 'it's always the price' line, unless you're willing to sell at a silly price, and even then buyers look for reasons why it's so cheap.

Do you have a link for us to look at? If the price is right (by two EAs) then what do they say about lack of viewings? Or is the lack of interest down to something else?

I only listed with one EA after the first didn’t work out.
The second said they have been going through a quiet period. I had someone who asked lots of questions and then nothing.
Thinking of taking it off the market and relisting in spring.

I think had I listed in the summer it would have been ok but winter and Christmas I think makes for less people looking to buy maybe? There does seem to be a lot less houses on the market in my area at the moment on rightmove etc.

It’s hard as I actually really like my property so I look at other houses and think well I would rather mine for this amount. Think I’m too biased!

Probably wrong time of year. January and September are better.
Was there any feedback from the viewings?

Ask a friend to visit Estate Agent and enquire about houses of the right size in your area and price bracket, is a viewing of yours is offered, and what is said during the viewing?

Could Estate agent organise an Open House event - generate a bit of interest?
