Dilemma

Hi guys, I'm conflicted over 2 properties in west London.
One is move in ready although it's decorated like your parents house but perfectly liveable. It's not very convenient for getting to work and is in a reasonable area. It's on for 610k and is a terrace

The other property is on for 690k and has come down in price . Downside is it's on narrow cul-de- sac but it's in a great location, tube is nearby but I reckon it it needs another 40k to spend on it but you can live in it. I have a small baby and now isn't the time to buy a fixer

What would you do?

I just found out The 690k vendor wants 640-650k. Now the downside is our mortgage will be near enough 2k a month including the borrowing for the refurb. We can afford £2k a month but we want another child and I think this long term will impact. Plus Brexit is making me nervous about increasing mortgage payments by 800

I suspect neither are right for you. The first one being an inconvenient commute will annoy you every single working day.

I have to say it but have you put schools into the equation also?

I would wait as others say. A house with an inconvenient commute is not good - neither is stretching yourself especially if planning another baby.

Brexit is a concern.

You've answered your own question. I'm guessing you are questioning whether you can accept the compromise. Is there nothing else suitable? What is the work needed on the more expensive house?

Sorry I forgot to say the more expensive one has an outstanding school which is the motivator for moving.

But I think you're right maybe neither is convenient

Neither sounds ideal but if the second property will drop further you may be able to buy and do up prior to moving in?
I'd keep looking

The second one sounds a bit out of reach unfortunately and you don't have the appetite for it. That's not a winning combo. The first one isn't right either. You might as well buy a smaller house better located now - you might outgrow it, but you'll end up wanting to move from house 1 for a better commute anyway.

Make a low offer for the second one. You might get it.
