Buyer not done survey after 4 weeks

Accepted offer from FTB 4 weeks ago, says he wants to move super quickly (such that we will be going into rented as not found anywhere yet) He said he wanted it done in 7-8 weeks if poss.

The mortgage valuation has been done and he has his mortgage offer, searches have been initiated (not sure if complete or not) and he has draft contract from our solicitor.

I had started to assume he was not getting a full survey but the estate agent told me last week that he does plan to. Does this seem a bit odd/late?! I thought the survey was pretty much the first thing we did when we bought...

Our FTB has only just booked it - it will be happening at the end of week 5. Just get the EA to chivy them along (like we had to do). Incidentally we hadn’t enquired about ours until we knew hers was booked and she was fully committed.

It can take 8-12 weeks for a FTB to complete their mortgage. If you are concerned go through your solicitor

I agree - there's the option of having the surveyor doing the valuation carry out the buyer's survey and it's often cheaper to do this than arrange a completely separate visit. If the survey brings anything up then there's no way the sale will complete as quickly as the buyer indicated. Ask when will his survey take place - via the EA and your solicitor.

He's probably waiting to make sure everything else is in order before doing the survey, which isn't unusual. Cautious buyers will save the most expensive stuff until last.

We're in a similar situation in that our vendor still hasn't instructed their solicitor to sell the house after 3+ weeks, which is cause for concern. Your buyer is making all the right noises.

You could put a bit of pressure on, but I wouldn't worry too much if everything else has been done. Just bear in mind that the surveyor could take anything up to 7-14 days to actually deliver the report, so perhaps he needs reminding of the possible delay.
