Cream carpet or wooden/laminate floors?

We are hoping to sell our small ground floor one bedroom flat (which we've already moved out of). It's in a very desirable area but property prices have dropped 10% in the last year. We are doing it up with magnolia walls to hopefully make it feel more light and spacious.

It's most likely to attract investors, maybe some single buyers looking for a first property or who are downsizing.

Would you recommend cream carpets or wooden or laminate floors to make it more saleable? Friends and DH recommend wooden/laminate floors as it's easier to clean, but I'm not sure it would work in such a small space, and I think carpets would be cosier. It's not really a space to bring up kids so I think the cleaning argument is not a valid one.

Rental investors will prefer laminate.

First time buyers will prefer wood - but that’s the most expensive option anfbeknt add equivalent value, when laminate would be fine.

Cream carpets in a ground floor flat - no. Neither investors or owners will want that.

Get laminate and a nice big cosy rug to dress it.

Actually squirrels is right about the flooring .

And if you haven’t started painting yet then dont use magnolia. Paint it white or a very light grey or grey beige. Any cool off white colour.

Agree. Not magnolia. It will scream "rental" and not in a good way.

Check your lease first! It may prohibit wood or laminate flooring, although not such an issue in ground floor flats, sometimes they apply the restrictions to all flats in a building.
