Burneside, Kendal

We have seen a house there we really like for a holiday home. We love the Lake District and have wanted a holiday home for a while but the places we know (usual tourist areas) are so expensive. Stumbled across the villages around Kendal and seem like a really good compromise being near both the lakes and the dales, near civilisation but lots of nice countryside nearby etc. We would want to use it ourselves but would need to rent it out a bit too to cover costs. Would Burneside be an ok place for that? I also love how it has the train link to the lakes.

Burneside is OK, not as 'naice' as say Staveley, Crook etc but therefore cheaper. Probably not quite as desirable for holiday rentals but perfectly possible. The paper factory generates a lot of traffic.

Beware of the train link to Windermere if this is important to you. There have been a lot of problems with cancellations this summer. I don't know if it's now sorted for the longer term.

Don't... People struggle to afford to live there to keep key services running. When second home owners come in and offer on properties using economic drivers that relate to markets where salaries are much higher it means that key workers are unable to afford to live near where they work. Second home ownership is a real strain on the local economy.

Hmm well it's not your typical holiday destination. It's very much a village in its working clothes and not really geared up for tourists.

Admittedly it's a few years since I was last in the village shop but last time I did it was pretty ropey. There's a chippy and a pub (a proper locals drinking type pub) but not much else

It's a village very much full of local young families because it's cheap to live there because it hasn't got the best of reputations locally (although it's perfectly nice in comparison to say rough inner city areas)

The station at Burneside is quite often a request stop so you can't guarantee all the trains will stop there.

Be aware also that Burneside was quite badly affected by Storm Desmond a few years ago and one of the bridges still isn't open three years later. I would also check the house you have seen isn't a flood risk if you aren't living in it all year round.

The reason it's so cheap is because of all of the above making it one of the last few villages in the area where the locals haven't been priced out of family homes by second home owners and holiday lets.

No it’s not that house but that is very charming and could be gorgeous.

Apparently it has never been flooded, I did ask, and I’d heard there had been storm damage but didn’t realise it was so extensive.

The train isn’t vital, it’s just a nice option for day trips to Windermere.

I hear what you’re saying about holiday let’s driving up prices but I think there are arguments for both sides. The property has been on the market for a good while and the vendor is keen to sell but also wants to buy in the area. Most of the properties I’ve looked at online seem to have been on for a good while. Us buying one of those properties allows the vendor to purchase another house in the area which enables that vendor to move and so on.

Will need to have a think about how successful it would be as a holiday let. We only want to let it enough to cover costs rather than to provide an income. But it still needs to be vaguely desirable. The area just struck me as being so quiet and peaceful, so quick into Kendal and such a gateway to the surrounding countryside.

I had spotted Stavely but obviously get less for your money.

What do any of you think about the flood risk in the area? Would you feel comfortable buying around there? Apparently the house didn’t flood during the storms.
