There's no photo of the bathroom so brace yourself for an avocado or chocolate brown bathroom suite. Lots of artexed ceilings. The one SoupDragon has linked to has potential. But - there's very little natural light to the lounge and if you wanted to divide off the playroom it would be extremely dark. Huge garden, but any extension would entail taking building materials through the house (worst case scenario) or via a neighbour's garden. It would take too much to make that one work for me, but I don't know about you.

Oh and this one has a shared drive and semi detached garage so if you wanted to demolish the garage there would be party wall issues to consider.

The lounge has decent sized window plus the glazed doors from the dining area. Would it be much darker than any other rear reception room?

Don't know the orientation of the property though.

No rear access is a bit of a PITA. The previous owners of my house thought it would be a good idea to build right across to the boundary.
