Is it normal to ask sellers to carry out and pay for gas and electrics checks?

Exactly that! We are selling our house and our buyer’s solicitor has asked us to carry out and provide evidence of gas and electrics checks. However my experience in the past when buying properties is that the buyer needs to arrange these themselves (i.e as part as the same process of doing the the survey etc.). I don’t want to be difficult, but I don’t want to pay out for something that isn’t actually our responsibility!

In Scotland the seller needs to provide a gas safety certificate, but not electricity.

Every survey I've ever read says something similar.

It's basically the surveyor covering their backside, and saying that if you want to know the electrics and boiler are functioning as they should you need to get a specialist to look at them.

All that says is ask - in other words there is no requirement on the sellers part.

I totally agree - I did say “I wouldn’t assume the seller should pay”
It’s clear that the majority of stuff said in surveys is backside covering anyway
