A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

Good luck to those with offers or exchanged/completed.
We have been on market 16 months in total and 2nd agent now.
1st offer was within weeks but we were a bit half hearted and nothing available we liked so lost buyer.
2nd offer didn’t actually make an official offer despite promises.
3rd was a time waster who got annoyed EA was asking him to take in proofs!
4th offer is still waiting to sell
5th made asking price offer and according to agent didn’t need to sell but transpires he is selling and has an offer from unproceedable buyer. Hopefully this one will progress. Don’t know how I have stuck it out this long.....

Sorry to hear it’s been tough for you uninspiringusername and alifelessordinary. Can I ask why you’re thinking of taking your properties off the market and putting them back on later though? I’ve resigned myself to the fact that probably nothing is going to happen with the sale of my flat until the new year, but just wondering if there was an advantage in taking it off to put back on again over just leaving it on? Thanks!

Not sure if there will be much of an advantage taking off and then relisting @thoughtaboutthistoomuch but we could do without the stress over Christmas and New year.
Also I think if you leave it 14 weeks it goes on as a new property on rightmove, although could have got that wrong!
I was looking at an online agency called house simple that is a no sale, no fee has anyone used them?

They pulled out!
After a year, 4 surveys and 5 viewings, they pulled out on the day of exchange as we wouldn't reduce the price!

Hmmm. I wonder if all is lost. Maybe. But they really wanted a reduction (for no good reason). Do they really want to to lose the sale, or are they just angry because we didn't budge? I wonder where we go from here?

@3in4years - that's awful. It sounds like one of those situations where they thought you'd back down and couldn't lose face when you didn't. Surely your EA / their EA can talk it through and find some kind of middle ground? It's madness to throw all the time and money away?

Where we are (London) the market has definitely stalled / is falling and I think there is a strong chance that offers made a couple of months ago might look like too much now. Do you think your buyer thought that or were they just trying it on? We've made a low offer on a house which was rejected last week and this week the EA has come back to us but DH is playing it very cool. It's definitely a buyers market.

Yes that's what we're hoping sandybay.
I don't know why they think they're entitled to a reduction. They are stating silly things like a lack of proper driveway, but that had already been discussed... There is also another house on our street, almost identical, on at £30k more than we accepted.

Personally if I could do things again I would've taken my house off the market when our sale fell through in October last year & remarketed with a new EA in the new year. We wouldn't of wasted money & time with the shit online EA Purplebricks. Only reason we relisted was that we were in a chain. Anyone thinking of using an online agent, please think twice. In this tough market you need an EA that will work for you & really push your transaction, something online EA won't do.

Its all happening here. We went to the site yesterday & managed to sneak through a gap in the fence. I saw that our house had the lights on. Grin We have also now been told we can go for the first viewing of our house, sometime the first week of December. Exciting times! We have approached somebody about moving our stuff, but not made a firm arrangement yet as unsure of amounts of boxes etc. No real solutions with our mail. Can't get it redirected to new house as its not complete. Not safe to get delivered to temp accommodation & no friends or family to get redirected to, so hopefully our buyers will be ok with popping anything into next doors post box. I'm sure they won't mind keeping our stuff.

Good luck to everyone coping in the middle of all this uncertainty!

We have seen another house we like today and made an offer on it. It's a repossession with an existing publicised offer but we've gone £7.5k over (it's quite underpriced) and have said we can pay in cash. Not sure if that beats the other buyer because we are reliant on our sale going through quickly.

As you can tell, we have completely and utterly abandoned any morals now Blush

There is a timescale with repossessions so I understand & the best offer, (not necessarily the highest, just the one most likely to complete) is chosen after 28 days or something. Is that correct? Personally I think you're in with a great chance! Flowers

@MovingNextYearHopefully for a repossession you need to exchange and complete within 28 days after offer has been accepted (tho no penalties if you go over as long as you are doing everything as quick as possible). Another buyer has already started the legal process and I don't know their circumstances. We are yet to exchange on our sale so that's a slight disadvantage.

Good luck to anyone having, or going on viewings today & those still waiting. Its really no fun to be on the market at Christmas. Flowers When we were on the market this time last year our house is so small we couldn't even have a tree up in case we had a viewing. It was a complete non-event.

Can't believe we're spending this year staying in the equivalent of Pontins lol. Hmm

Ok, we are back on track now! After the first fall through, we managed to find another buyer within a week but 5k less then the previous offer, however this buyer seems quite active, offer was accepted on Tuesday and got a call from their surveyor (mortgage provider) yesterday to arrange a survey on our house. So finger crossed this time, I said to my DH, if fall through again this time, we will definitely take the house off the market, stop saving money and enjoy ourselves for a while as we don’t need to pay mortgage. Good news @3in4years - £3k isn't too bad. Sounds like it was indeed a case of no one wanting to blink.

I'm delighted that @wangxiaosara has found another buyer. We just need one buyer! What region are all these buyers in!

Two more viewers booked for Monday. My lovely optimistic friend assured me weekday viewers are much more serious than weekend ones. My EA claims that only serious buyers are looking at houses between a now and Christmas. Clutching at straws...,

@3in4years Glad its back on, shame to reduce by another £3k but its better that starting all over again.

@wangxiaosara Congrats on finding a new buyer so quickly! Hope all goes well.

Two more houses have come on market in the road of one we were going to buy; one priced £5k more (has bespoke oak concervatory and entrance, en-suite and all done up), the other is £15k lower and also has an en-suite, bigger garden and obe extra reception room as it was extended.

Its making me think one we want is overpriced in comparison now for its condition. Not that we can do anything without a buyer, however it just makes me think we could put in a new offer when we get a new buyer thats a bit lower (survey shows alot of red/orange too that wouldnt be on other two - part is old electric need updating, other is windows as they are timber as apposed to other two who have PVC).

Our latest viewers want a 4 bed not a 3 bed- perhaps they shouldn’t have bothered looking at our 3 bed then??! Another viewing booked in for next week- fingers crossed it is true about mid-week buyers being more serious.

We have cleared out furniture ready for out Christmas tree to go up next weekend; as we still need it to look tidy and spacious for viewings, and we know we wont move before Christmas.
