A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

WE EXCHANGED! Grin Finally! Can't believe it!

330 this afternoon it happened. I was beginning to panic that it would go on another day, but no, it finally happened, 590 days since we first went on the market. Shock Completion is 6th December, so I'm shitting myself because we have nowhere to live. Straight onto it tomorrow! Confused

Yes I would definitely chase the agent @happychange as I'm sure you already know, without constant chasing not much gets done!

Any ideas why you haven't got any viewings? On Rightmove? Good pictures? Right price? I often found that Thursday was they key day for getting appointments for viewings at the weekend. Has the agent done anything like sending out an email to those registered with a 'new to the market/properties you might be interested in' type of thing highlighting your property?

We’ve only had a few viewing so far on our flat but they’ve been positive apparently. We got an offer but it was so ridiculously low it was depressing; hoping it’s just someone being cheeky/unrealistic and not a sign of the market. We have it on at less than most flats in the area but in this climate who knows what’s happening!

On the house front, we’re waiting for the buyers mortgage to get sorted and then hopefully exchanging early next week. After pushing (and giving ultimatums!) to our buyers to complete in Dec, our vendors solicitor has said she’s on hols from early Dec so we might need to push out completion until Jan Blush

we still haven't got our early repayment charges back... solicitor was supposed to receive them yesterday via bank transfer from Santander..... didn't get them.

just called Santander now, and apparently they have sent them a cheque. WHY!!!

@flamingofridays Oh thats pants, why do people still use cheques these days its so archaic.

@moving i hope you find a rental! Great that you exchanged though.

We have had 3 viewings:

1st - they really liked it and though house suited perfectly, just outwide space that didnt cause they have a dog.

2nd - the guy was getting divorced and needed safe place for his classic car; he alao new and liked the area, and although he thought it was well presented it was too much of a downsize for him.

3rd - couple and their two kids viewed on Sunday; currently renting and want to buy bur cant afford houses so looking at 2 bed flats, and would prefer no neighbours but they did not come back to us - at the viewing they said they really liked it but wernt going to offer there and then.

So still waiting for a buyer; the house we want to buy hasnt had any recent interest so this is still possible, however i have quite had enough of living in limbo not knowing whethwr im coming or going and just want to take it off the market till February.

Ramsey, oh good luck with future viewings. All our viewings have been positive too, but just nothing coming from them, which is always so disappointing.

Moving, huge congrats on finally exchanging, and here's to finding a decent rental and speedily! How's your DD doing now?

We're now on week 7, and have had no viewings since week three. We've got one booked for Sunday, so need to spend some of the weekend tidying and re-decluttering, so fingers tightly crossed.

We had a viewing today but they didn’t even have their house on the market so not even worth the effort of tidying!

We have one on Saturday, FTB the ideal, but I can’t get my hopes up anymore especially as the house we want goes back on the market at the weekend.

@UninspiringUserName yea it is quite annoying because with no bad feedback you just have to sit and wait, there is nothing you can do but hope the right buyer comes along - then hope you actually reach exchange without them pulling out.

@ALadyofLetters Good luck for the viewing at the weekend, doesnt the excessive cleaning get quite tedious? I mean im not saying any of our houses are particually bad normally but with possible viewings at anytime, you feel you cant 'live' in your own house for fear of not being able to clear it up in time for a viewing. Also i feel for you as the house we were buying went back in market straight away (didnt even give us a day to find a new buyer, we have had survey/ got mortgage offer/ got local searches for this too) and i contact the EA every week hoping its not had much interest or been sold (so far hasnt, phew!).

@dinkystinky congrats on exchange :) hope the move goes well for end of the month.

Great to see lots of positive news on the thread with exchanges taking place - what a relief!

Unfortunately for us it looks like our buyer can't proceed as one of the couple has little credit history and no current account. The credit checks have found missed payments but the buyers are finding it difficult to prove that it is a case of mistaken identity.

I have told my solicitor to freeze the file and I bet I will still have to pay the £1k of fees because he's done most of the work!

Note to self: next time, wait until the buyer's mortgage has been approved before doing anything! This buyer was in a rush from the start and while that suited us, it wasn't necessary for us for it to be so quick.

Our property is back on the market now. Feeling a bit despondent about when we will be able to move now. We were just about to put an offer on a house today, but are fortunately in a suitable rental so we can sell before buying if that's what's needed to keep stress levels (relatively!) low.

Thought i would just join in here (mainly due to frustration!!!)

FTB. Saw property in September and Offer accepted the next day. We were shown around by the vendors who seemed lovely and they told us they already had a house sale agreed due to a family situation through private sale.

Everything going fairly smoothly, we've been really forgiving and haven't asked any extra questions etc.... Our solicitor contacts us yeterday saying he's ready to accept the deposit so we can exchange. (YAYYY!) I requested we have a completion day confirmed so we know what to be aiming for (our tenancy on current flat runs out mid-December so was hoping for the first week of December to avoid technically being homeless). Solicitor says hold off on the deposit until he's confirmed a date. I call the agent today and she says the searches haven't come back yet for the property our vendors are buying.... WTAF???? They've known they were buying the property from before we even saw their house??? Just so so annoyed and am getting really worried we won't be able to complete before our tenancy runs out Sad

I guess all I can do now is wait. Just confused as to why our solicitor thought we could exchange.

I am so sorry to hear your news Tiddle. I bet everyone is blaming everyone else as to why this wasn't discovered sooner, aren't they? Infuriating! Flowers

We have now got storage sorted & a short-term let arranged. Woo! DH is complaining about the amount of money going from his bank account already lol. We haven't even seen the place. I'm assuming its going to be a bit like living at Pontins for months on end. Confused I'm dreading it!

Completion is currently estimated end of February Twinky. I hope so, or even sooner! DD is much better thanks Uninspiring. She went back to work on Wednesday & all was well. She may need to have an operation to patch her lung because apparently this can recur. She is awaiting a CT scan to see the likelihood of this being necessary. She's been so brave! Smile

Sorry, I missed the last few messages. That sounds bad reservoircats What on earth are these people playing at? I'd get your solicitor to demand some answers. Can you extend your rental term by a month or so? If not, look into short-term lets. They are expensive, but it works out cheaper than signing another 6 month tenancy. Flowers

Can't believe they still use cheques either Flamingo. If you recall, our buyers buyer used a sodding cheque to pay their deposit with & then complained that we still needed 4 weeks between exchange & complete. Hmm I bet we get the money for our house by cheque too when we complete lol.

Hi All, This buy-sell business is such an emotional rollercoaster!

My story is- House on the market 3 weeks, only one viewing. Cancelled another as they're not looking at buying just yet.

Was going to reduce price, (early I know, but we have our hearts set on another property that is EXACTLY what we want.)
but got another viewing. They called EA next day to say they love it but waiting to get mortgage clarity before putting an offer. Therefore price held.

Meanwhile, seller's EA called today to say they have got another offer on the property we are interested in. Cash buyer, but I think offer was lower than ours, not sure. SO gutted, don't know what to do.

Monday signifies the beginning of week 15 for us, we still don't own our own garage! Not long now they continue to say, the person we're buying from gets increasingly annoyed, fortunately our buyer is secure.

The DC's are very excited about the prospect of living in a rented flat so that they can have bunk beds, if indeed that is what we need to do and our new house won't wait! It's going to be an amazing Christmas in our dream house, or an erm, interesting one in a rental!
