A slight name change for me, as I'm clearly not moving this year. Hmm Well, I am, but not into the house I'm buying.

Went to the development today, had a chat with the girls in the office & updated them. Hopefully we will be exchanging contracts next week should all go to plan. We found a nice house to rent, but its so bloody expensive I'm petrified! As long as we complete within our 6 month rental contract then all will be well, but if we don't then things will get ridiculously expensive! Confused

They were relocating back down here apparently, but yes, it was all quite strange! I offered on a first viewing once, but at least I'd been inside the house!

@BiFsWif you're at the same stage as we are although we aren't ftb. Our chain is ftb buying ours and we are buying from a developer so only 3 of us and 2 properties.

I agree the mortgage side of things seems to have taken a while!

Nice to see some good news. Congrats to those who have exchanged contracts. 🍾

Had bit of an issue here. As most of you know, we're buying a new build. Most new builds have open plan land at the front. Ours has been partially planted & is looking quite attractive. Found out that our new neighbours are not happy with there being no obvious boundary between the 2 houses. They want their gardener to know when to stop mowing & also think there will be potential resale issues. 🙄 They are suggesting removing some of the nice planting & putting an ugly dwarf fence between the houses, which we are not happy with. It's easy to see where the boundary is by peeking over the fence into the back garden. We are happy to compromise by having a small line of wood chippings to mark the boundary & match what is already there.

It seems they have already spoken to someone & been on site to point out what they'd like without any thought of contacting us first. Personally I think it's the equivalent of the annoying neighbour who puts a note on the windscreen of your car to tell you not to park outside their house but hasn't got the balls to have a proper conversation. Angry

Anyway, we're going to the development again on Saturday to go on site & get a better idea of what has been suggested with the guy they spoke to. DH is far better than I am at getting exactly what he wants without falling out with people.

Certainly don't want to start off on the wrong foot with our new neighbours, but don't see why we should allow the plan that they agreed to months ago to be suddenly changed because they only just realised they don't like it!

Well. The time wasting vendors are back wanting to go back on the market and offering me first refusal. EA is suggesting we get another survey as the vendor wants the full asking (400k) and our lender valued at 380k. I’m prepared to go to 385k.
We are FTB no chain and mortgage agreed. AIBU to think they are being ridiculous?
The market is slow at the moment round here. EA sold a similar property on the same street at 390k. There are not loads of buyers as I think Brexit is spooking people.
I’m really not inclined to pay for a second survey when they’ve been such shits so far. Maddening!
What would others do?

BifsWif going better than mine! Also FTB, we have done our surveys etc but the estate agents STILL haven't sent anything to our solicitor so the legal process hasn't even started!! Fuming

Spoke to the mortgage broker just to see what the deal with another survey would be. He said if they want another survey get them to pay for it, and maybe the difference in interest rates as the one we’ve gone for is the best offer out there!
I doubt they’ll be up for that 😆

fleabag they do sound nuts. I definitely wouldn't pay out on another survey!

Can anyone advise on whether I would also be nuts to change job shortly before putting in a mortgage application? How long do I need to be in post? Bearing in mind I haven't yet sold so we aren't talking an imminent mortgage application, it could be months away yet , and there is only so long I can put my life on hold! It would be for a lot better salary which I think I need given how this sale is (not) going (need a bigger mortgage) - but obviously I might be on probation initially. Course I have to apply and get the thing , but is it a mad thing to do? It would be a permanent job but likely to have this probationary period for 6 months.

@tootyfruitypickle From what i can remember most mortgage providers require at least 6 to 12 months in a post; they look at whether it is a permenant or temporary contract, and your probationary period will play sone part in it.

I seem to remember also if its less than the minimum timeframe and your salary has increased in new position, they possibly can only count a percentage of your income for affordability on the mortgage when they do the underwriting.

I would speak to your mortgage broker; there are so many mortgage providers and each have quite different specific criteria where income for affordability is concerned, so before you do anything it is worth checking the likely effect on your mortgage application.

Does anyone know if it affects your 'mortgage' status if you move into a rental. We may be (hoping) to receive an offer from a cash buyer which apparently will wrap up quickly but only if we are chain free. We are happy to go into rented to continue looking but I'm really scared any mortgage company won't lend to us as we will have only just moved in. We are in steady, permanent employment and have a mortgage offer in place at the moment but a sale fell through and we can't find anywhere else. I will have seen about 30 properties by the end of the weekend. Have offered on one but it's a long chain that's not complete - we would be at the end.

Really want to sell our house as not many people are interested in it but scared of coming off the ladder in case we can't get back on. Can we extend the mortgage offer and just let them know the change of address?

Hi everyone. Update on my stressful first thread 2 weeks ago.

We made the offer on the Monday and it was accepted Tuesday PM. We have had a mortgage offer and solicitors were paid the initial fee last Friday so it’s in their hands now.

Really want this house. My mother in law went round to the house to have a look outside. The owner happened to be there collecting something and saw her looking so invited her in to look round (cringe).

The house in unoccupied due to owner passing away in hospital so the daughter has interited. She told my in laws she was worried about buyer pulling out and just wants the house sold.

Can a house complete in 6 weeks because that’s what we are hoping for?

To the person asking about changing jobs...I have a fixed term contract and only started my job in November (moved area) it’s got a 6 month probation period too. The mortgage company wanted to see my wage slips and contract. No problems with mortgage although DH has a stable job that he’s been in for 20 years so my meagre salary didn’t really matter Grin

I had to be in my current job for six months before I could apply for mortgages, our broker said it was quite standard for most lenders.

Our valuation survey was done yesterday, I’m really hoping we get the mortgage offer next week!

@tootyfruitypickle if you ca. Hold out changing jobs at this stage it would probably be easier to get a decent mortgage deal.
Having said that, I was told by my L&C broker that I could get a mortgage almost right away after starting a new post because I had pay slips to prove previous regular earnings from a job. Worth asking a broker about your particular circs.

We are close to exchange! Finally got through to solicitor on Friday and he said all enquiries answered and he's waiting for the other side to confirm we are all set to exchange!

Once we have exchanged we will start looking at houses in person. Supply in our area is way down, demand remains high = prices rising and competition is high

Been back to the development today to discuss the boundary between us & nextdoor with the site manager. He agreed that they are being picky but we managed to sort out a plan that we are agreeable with. 👍 We also managed to get inside & look around the house again. 😁 Saw our garden was finished & fencing complete. It's all very exciting. Counting the days now. 13 days to go! 🤗

I've been in my current house-the one I'm selling-since new build...funny the front of our house is exact same and it never even occurred to me about boundary dispute! To be fair we used the same gardener for a while until he knocked into my drain pipe and caused a hole!! Now he just knows where to stop cutting

Wondering if anyone things I'm being unreasonable.... a few days ago on here I amhad a moan about how long things are taking.... 9th jan the buyers solicitors said he would be I'm in touch with some enquiries and still nothing!

I need to complete this house sale by mid March or will need to redo a survey we had which will expire at the cost of £500.

Aibu if I tell my buyers I absolutely must exchange on this house sell by 14th Feb. Is that even realistic? All searches have been done and mortgage for my FTB is in place.
We need 2 week's between exchange and completion and this would give me some leeway before that survey expires ...thanks everyone

@Milly90 I don't think you're being unreasonable at all! One thing in this process I've learned so far is you have to chase and make a nuisance of yourself to get things done!

Let them know you have a deadline due to the survey expiring, I know I would push as hard as possible!

Hello I’m joining in
Our House sale going through mortgage offer through for the buyer and they have had searches back and I think we have finally answered all the random solicitor queries our buyers are selling a place and we are waiting for their survey to be done but apparently they have their mortgage offer through anyway
Anyone know how long we should now have until exchange if their survey ( in the house our buyers are selling) is done this week ?
We are moving in with family once we have sold so we can be chain free when we buy a new place but keen to get moving ASAP

@Milly90 @alifelessordinary I agree that things progress slowly if you dont chase and push everyone along constantly. So i wouldnt worry about how many times you chase.

Unfortunately at the time i got a new buyer and my revised offer was accepted on forward purchase; my solicitor went on maternity leave and her support went off sick, so no idea who is looking after my file - i've sent numerous emails and phoned once but still dont know.

I know sonething is happening because we received a letter friday enclosing our mortgage deed to sign but will have to phone again tomorrow to get some answers.

Thanks guys. I would definitely chase them Milly. The 9th is 11 days ago so you'd hope to have some update by now. Having said that, certain enquiries can take a long time to get back, so perhaps they're still waiting? Just nice to know one way or another. That's why I'm glad we used an online conveyancing company. As soon as anything happened we were notified via our app, email & text. Everything was there to see at any time. Great if you're forgetful & disorganised like I am lol. Grin Make sure the solicitor is aware of your deadline & keep pushing for updates. Chase your estate agent too. Let them work for their commission.

I'd ring your solicitor on Monday to ask them if anything else is outstanding Youreadthebabybooks. As soon as everything is ready they will be asking you for potential completion dates. You could speed that up by emailing the solicitor with a list of potential dates you can or can't do.

Such a pain when they do things like that LookingOptimistic. They could at least give you a named contact & email address. Still, as long as it's done then I suppose it doesn't matter too much.
