Anything you did to speed up selling your house?

I know I'm far from alone in this situation so I thought I'd pick your collective brains. Was there anything you've done that you think really helped sell your house?

So far we've been on the market for a month and had 8 viewings but no second viewings and no offers. There's been no negative feedback other than a couple of viewers not liking the village churchyard which backs onto our garden (some love it, some hate it). For others, the play area outside the front won't be ideal, but so far, all the viewers have had young children except one, so it's been seen as a positive but appreciate it's not for everyone.

We've decluttered, we have vases of fresh flowers all over the place and I don't think there's anything that people could object to but are we missing anything? Any tips you can think of to entice buyers to view or snap it up?

We were similarly stagnating and dropping further and further down the search results page - was all very depressing! Eventually we decided to come off with local agent and went with an online estate agent instead (a REALLY cheap one - but they were absolutely fine!) With the saving from that we paid extra to have our house appear at the top of the page again and reduced the price by a little, it sold very quickly then.

The asking price for your house appears to have completely smashed the price ceiling for Brindley Close and is massively above all other recent comparable sold prices.

The viewings were probably people curious to see just why yours was priced so out of line with other sales and then subsequently realising there is nothing to justify such an excessive asking price, hence no further interest.

Is there any reason why you feel yours is apparently worth so much more than all other recent comparable sales?

Leicestershire is lovely, we lived there until recently. I recommend Stoney Stanton to anyone!

A relative recently had to sell a 10 year old house - it's a funny age, perfectly decent but starting to look a tiny bit dated compared to brand new. They ended up selling for not much over (if at all over) its original price in 2008.

You are also up against the new homes on the Earls View development by the look of it, and they will have incentives/choice of finishes etc. I think you'd have to undercut them to get a look in.

You also haven't got one good picture of the working part of the kitchen - just glimpses of it behind the larder and fridge , I'd get another photo done. And make sure the write up emphasises what's included, if you can leave all the curtains and fittings that people would have to add to a new home for instance. Good luck!

NotMe how funny that you know the village! And yes, you're right re the kitchen photos, definitely something for us to consider. And yes, we'd leave all the blinds in the house as they were all made for the windows here, good point to mention those too.

The new houses are up against us in terms of price, but they are considerably smaller, and quite cramped, so we felt we offered more for the money, but I know a 10-year-old house has to work harder to compensate for not being brand spanking new with unused loos! Will look again at our price.

jem we are more expensive than other houses in Brindley, as most of the others that have sold in the past 2 years have been much smaller houses - there's a real assortment of styles and sizes here. There is a jump though, you're right, and we only went with £325k because both estate agents said it was worth it, but we can go lower.

It’s a lovely house, well done with the decoration. The only think I wold want to see is a photo of the halllway and the study/laundry room. The suspicious person in me thinks if they’ve been missed they are too small to photograph!
Also like others have said to see if you can get a better photo of your kitchen.

Mountainsided nope, they're both really good sizes so will definitely ask for them to include some pics. The hall in particular is lovely - light and bright. Will see what we can do photo wise and see if that helps... Thank you for taking the time to have a look.
