Advice- Not sold after 8 months

Wondered if anyone could share their experiences with having a property on the market for a while. We've not been able to sell ours for the past 8 months and I'm unsure what to do next.
Our place has been on the market since the beginning of the year. We had an offer very early on but the buyer wasted our time with the chain collapsing after 6 months. We then changed agents and reduced the price by 7% in August. Since then we've had 7 or 8 viewings (2 second viewings) between August and September but no offers yet and it's all gone quiet now. Our new agent is now pushing for us to reduce the price further. Whilst we've a bit more bandwidth to reduce the price further, we need the cash for the onward move and, I'm wary of a knee jerk change as there are two other neighbours up for sale around us at a similar price it could appear there is something seriously wrong with ours. I wonder if ,after 8 months, our property has become a bit stale on the market. Also, things seem a lot slower now than at the start of the year. Not sure if it's best to take it off the market until after Brexit or speak to one or two other agents for an up to date valuation or lower fee if we need to reduce our price. We are really desperate to move due to lack of space so would be interested to know which options you've have taken in these circumstances. I've looked into temporary renting which seems like extra headache. I also looked at part exchange schemes but not seen many available yet.

I think you need to reduce the price. Prices in the area have stabilised over recent months, some have even dropped.

The bathroom needs a ton of bleach pouring all over it and scrubbing to get rid of all the black mould.

I actually think the rest of it is absolutely fine. The rooms look spacious and nice.

The bathroom is not good, the whole room looks damp and mouldy and the bath appears to be wedged up on chunks of wood.

I don’t know if it’s the photo but there also appears to be black mould around the top of the kitchen window.

Why didn’t you clean the bathroom before the photos were taken?

Agree with the bathroom pics

The others suggests it's a rental and could be an issue for buyers

It's a bit dull - needs some colour that people remember, some character, something bright

The fire place looks bad in the living room the whole place looks unloved

The details don't scream great schools safe and secure etc didn't realize there's a garage

You need to up your gam e

Photos are awful, they all have a grey tinge and make even the main bedroom (to the right of the vent above the window) and kitchen (weird that the view out of the window looks cartoonish) look like you have a damp issue. The fireplace cover up is just odd and very offputting, the discoloured grout behind the bath bottom left and the weird bits the bath feet are sat on are also off putting. The bunk bed makes that room look narrow rather than a double. I would maybe get the agent to take better pics and not mess with them so much because even the field view pic looks not quite real. The “eat in kitchen” not a kitchen with dining area then? In the pics it also looks a tiny table with 2 chairs. With two double bedrooms it needs to show that at least 3 people can eat. It seems to be limiting it to couples without it being first time buyers prices and a garage pic needs to be shown.

It looks like there isn't a shower so that would be a no for me.

We sold earlier this year just as prices around us started declining. Good luck OP, it's a shit experience I know.

In addition to the bathroom comments - I agree the bathroom tiles/pipes/floor behind the bath need a deep clean/re-grout

Some colour in the living room would help, maybe pick a bright modern colour to work with the grey scheme, (possibly ochre/yellow), for cushions, rug, lamp shade

And more pictures - to see the rooms from other angles

Think you're overpriced - for not much more, another £10k or so, you can get a newer, well presented maisonette with it's own garden.

I would be out off viewing by the bathroom which looks mouldy and the kids bedroom which looks very small. Maybe that's just because my eye is drawn to the tv, it looks massive. The dried up brown field out the back doesn't do anything for me either. Can you sit out on it or can the kids play on it?
The fireplace is a bit odd too, what a going on there?

The estate agents have done the typical filter thing and it always spoils the photos. Looks like a very nice flat to me.

Some comments to try and help;

The amount of furniture in the bunk beds room makes it look smaller than it is. Remove the stuff on the left if you possibly can.

The photo of the living room might be making it look smaller than it is - can't tell whether it's because of the angle it's been taken from.

Not sure why they've put a photo of a random field in there.

Photos of the internal communal hallway etc maybe?

Description sounds a bit half arsed like whoever wrote it wasn't trying very hard.

I don't know the area to know if the price is high, but I would say that going by my knowledge of London flat prices, £300,000 for a 2 bed might be a bit high?? Can you check what has sold in your area recently? Even calling it £290,000 could make a big difference.

I'd also consider using a different estate agent.

Ps KFH are pretty awful in my experience and I wish estate agents would stop saying "eat in kitchen," would you say "sleep in bedroom," or "shower in bathroom"?!

I would drip the price to just under 300k, makes a huge psychological difference from a buyers perspective.

I was an estate agent for 30 years. We are now coming up to a very quiet time in the market. If you possibly can I would withdraw the property from the market till lst Jan. In my experience, the market picks up again straight after Christmas.

I think you are in danger of becoming stale where people just flip past you saying that your house has been on the market for months.

If you can't rest the property then get the agent back to refresh the photos.
