Help on my kitchen layout

All,

I am planning to do a side return extension and need some advice on the kitchen layout.

My space after the extension would be 5.9m long by 4.9m wide. I want to fit in an island and a dining table as well as a downstair toilet.

This is a typical victorian house that has two accesses to the kitchen, one through the hallway by the stair and another through the dining room. I hope to keep both accesses if possible.

The problem is that i cannot fit a wc understair because the width is only 75cm (i was told the minimum is 80cm) thats why i had to create a toilet using the kitchen space and redesign the door position.

I have done a number of layouts but in all the cases they all look quite cramped. Can you take a look at my layouts and give me some feedback? Any suggestions would be much appreciated. Thanks a ton!

I'm pretty sure you can have a WC in a 75cm width, you'd need to go for a narrow/short projection toilet but 75cm wide should be sufficient. I would look at getting a second opinion on that as that takes quite a lot of space out of your kitchen.

My worry is the island. Because the space round it is so small you'll end up with a roundabout.

A dining table plus big square island is not going to work.

Go for a galley type kitchen. Long and thin. Put the 2 banks of units close together. Saves time cooking and less floor to clean. Much more efficient not to have to traipse around.

Thank you for your input. It seems the consensus is that the space wont allow an island plus a dining table without making it look busy and cramped. If i let go of an island, which is the best layout, galley or L shaped with a peninsula. My concern is practicality and resale value. Would the layout without the island look outdated?

You ideally need 900mm minimum around an island to ensure space for doors/appliances opening and so it doesn't feel too tight.

Also I'd say anything less than an 1800mm x 900mm island looks too small and best to be a peninsula or not to bother.
