The actual figures won't be relevant as we built ours quite a few years ago, but I reckon self building cost us about a third less than buying a similar house would've done. In other words, it was well worth it.

Sorry, I know I know it can vary massively depending on loads of factors but I just want a vague idea of what's actually realistic as I haven't got a clue.

Do you want to know build/design/mgt cost? There is land cost which is often much more than build.

I'm building one at the moment. 3 bed end of terrace, not huge, about 85 square metres over two floors plus a separate garage, but we've designed the layout to be as open plan and spacious as possible, so it does feel a nice size inside. Build costs approx £170,000, other associated costs such as planning fees, utility connections, infrastructure payment to council etc will take it to about £200,000 in total. Not including the land.

It all depends on what you’re looking for. We’ve hemorrhaged money on our build. It was supposed to cost 900k all in, but we are now moved in (mostly done barring a few bits) and it has ended up closer to 970...

Our area is pricey though. The land alone was 500k. The house is big—5 bedrooms, just under 3000 square feet—and built into the side of a steep hill in a forest, so there were some special structural things to take into consideration. I also have slightly expensive taste I suppose—we have walk-in rainwater showers, Grohe fixtures and fittings, wood floors, glass balcony, lots of glass and sliding doors, German kitchen, etc. I reckon a normal build of normal size and quality would be much more reasonable.
