Permitted development?

We are planning a one storey extension to our detached house. 4m out from the back (much of that replacing an existing conservatory). I am aware that this is permitted under existing development rules.

Is there any advantage to obtaining a Certificate of Lawful Development for this work?

Anything else we should consider about planning?

It's essential to apply for a certificate of lawful development.

It's for you to either prove it's lawful or cover yourselves with indemnity insurance when you come to sell. It's cheaper and less fuss to get the certificate.

Otherwise people will avoid buying your house or try to negotiate a lower price because of it.

Make sure whoever wires up the extension can give you a part P certificate, otherwise building regulations won't sign it off.

Another headache when you come to sell.

I've never been too sure of what lawful development means Vs full planning. We could have gone with permitted development but our architect suggested that for the extra £150 or so (I think that's what it cost but could be mistaken) we might as well go for full planning so there would be no issues when selling. It didn't seem like a lot of money in the grand scheme of things
