Rightmove: House advice

Hello,

Can I have bit of advice on this property please?

Anything I should consider when looking round it and how comes it has changed EA twice? Also has gone down from 285k to 270k back to 285k now 257k

There was a house we viewed when we were looking to move a few years ago. It was over priced and when we viewed it was clear to us that she wanted to move, but he didn't - lots of little jobs needed doing everywhere and he sat there whilst she showed us round. Anyway, they didn't sell, but about three years later it was on the market again, again it was over-priced and again they didn't sell.

They might have seen it. There will have been a spike in views which they might have traced back to MN.

Yeah wowfudge that's what I said to DH just now about wondering if they saw this thread. Ah yeah also does make sense about what your experience in that house too, wonder if that's what happening in this instance. I'll ring tomorrow and ask!

Okay so update!

House was removed by accident as their EA updated their software or something, it's now back up.

They have found somewhere they want to move to already and need to achieve as close to 275k in order to do so

And yes that roof is just plastic, asked the EA about it but he thinks it is all up to date with building regs.

No one knows why house is on market again so quick though?

Good luck to them, given that a nicer looking house has only recently gone for nearly 20k less....

It doesn't comply with Building Regs. Even if they've somehow got a certificate it doesn't matter - the conservatory is not an extension and there should be external rated doors and windows between it and the kitchen. It will be cold and damp in winter and boiling hot in summer.

They haven't done anything to it to justify a £30k rise in the price since it was last sold a year ago.
That conservatory/extension defintely doesn't meet building regs. Curiously the floorplan that they've put on doesn't seem to match the house at all. Sloppy work by the EA.
I'd run a mile.

I would ask that the vendors do the viewing tbh and would ask them directly about the sold price history.

I would frame the request that you meet them along the lines of you are really interested, have a couple of small concerns based on the listing/photos and note they are moving after a relatively short time living there.
