Estate agents and selling question

I've never sold a property before so looking for some advice. We filled in paperwork at the estate agents' last Saturday. We discussed before that we wanted it on the market asap and they said fine. At the moment, however, it isn't listed on either their page or right move. I know they need to do photos but I thought that would've been done by now. Please could anyone with experience tell me me how long we should wait before chasing them? We are keen to get interest before the Xmas lull. Thanks in advance!

Personally I would have thought photos should of been done by now.
Have you chased them up?
Don’t under estimate Xmas. Boxing Day is the busiest day on Rightmove in the whole year

I'd give them until the end of today or they can rip up the contract you've signed and you'll go elsewhere! They're usually so desperate to get a new listing up they'll do so without giving you chance to check you're happy with the blurb and the photos. Do bear in mind that a lot of EAs have weekend staff who do viewings and not a lot else, i.e. they aren't in the office during the week.

I just called and the woman didn't have a clue. Now I am waiting for someone to call back. It appears from your responses that I am not being over eager, so thanks for your input

That's the story RM like to put out, but in my experience of being an estate agent for 20years if what RM say is true it certainly doesn't translate in to many good quality leads. It often takes in to mid-feb before the market properly gets going.

We were hoping before Christmas. I bought it in November/December so haven't given up hope. There's no chain on our side...we are in rented, so ready to proceed ASAP. I am due to give birth on new year's eve, so would love it done before then! We are Kern to buy a family home but we want to sell my old flat first.

If no-one gets back to you by early afternoon ring them again. Ask them to get it on today, even without photos! I think from what I can remember (or if it's changed) RM 'updates' overnight.

I don’t agree with getting it up on RM before photos. All the people that get email alerts will see this crappy listing and then forget about it. Much better for them to see the proper listing.

No to rightmove before photos, no one will look at it and when the photos are up it will be 4/5 pages down.

That’s a ridiculous delay though. When I worked for an estate agent we’d take a DSLR with us on valuations

They have bow said pics are bring done today and it will be on by the weekend. I am not happy but there isn't much I can do at this point. The flat is in a different city and changing agents now would delay it even more.

Not everyone needs pictures to know whether a property is worth viewing. Especially if it's being sold in a popular area.

But anyway do keep on at them @Liverbird77 a week to get a listing up is poor, maybe ask them to throw in a freebie like making it a Premium listing?

I instructed an agent on the Tuesday afternoon when he valued and we discussed the commission. I signed the papers, he had a camera with him, took photos, wrote down details of property.

Property was online on the Wednesday, a booking made on the Thursday, the viewing on the Friday, sold on the Saturday morning.

I do not understand this delay, why is not the agent onto your sale? I personally would tell them to forget it and go with another pro active agent.

There's an agent in our area that markets before they've taken any photos as 'coming soon' and tbh I just this completely irritating. I don't want to view before I've seen photos as it could be a waste of my time.

I don’t understand what is taking time either, unless you have tenants in and they are being a bit difficult?

I’d say that unless you are a cash buyer or are purchasing a void property then it’s unlikely you’ll get in now before due date if you are waiting on the sale of the flat, sorry! We are 3 weeks in and looking at completion for 2nd week of December with funds in place and very (very) short chain.

You need a floor plan with measurements too.

I dislike a listing without one, even if measurements are listed.

Thanks everyone. He did the floor measurements when he initially came round. We have had tenants in for three years, so there was a delay on our end before we signed the paperwork because we wanted to get it professionally cleaned and painted before photos. We did keep them informed though, and were told it could go on quickly. The flat is now pristine and unoccupied. No issues there at all. I hope this isn't a sign of bad things to cone with them!
