Partial garage conversion

Has anyone done this - just the back half so it still looks like a garage from the front. We have a single intergrated garage and need to keep most of the garage space to store bikes, lawnmower etc.
Thinking of using the back third which could be amalgamated with our downstairs loo to make a reasonable sized utility.
Just wondering what we need to consider- would we need professional plans drawing up or would some basic ones drawn by me be sufficient? Anything else we need to consider? Thank you

Several of my neighbours have done exactly this. The garages were useless for most modern cars so they use the front half for easy storage and the back half for a utility room with a door from the kitchen. It seems to work well.

We have kept the front third as a shed for storage and converted the back to a study

That’s good - sounds as though it would be a useful space for quite a few purposes! Would anyone mind giving me a rough idea of how much they paid and how it works with regards to plans, building regs etc?

I just looked at the previous house we owned, they had already done this when we bought it.

It was basically the back 1.6m of the integral garage. It is down as "kitchen alterations" under building regs. They knocked through the back end of the kitchen for an access doorway, and put the boiler in there rather than in the kitchen.

It was a great use of space, as well as the washing machine and tumble dryer it housed all the recycling.

We use the back end of our garage as a utility but have never had it officially converted. There was already a doorway from the house into this end of it & it already had water pipes running along one wall as well as electricity. When we had the kitchen done, we saved the counter run with the sink and enough to go over two units and just set it up in the garage with the washing machine on one side of it & the tumble dryer on the other. We also have a chest freezer out there and then a shelving unit. It's not glamorous but functions perfectly well but would be really easy for future owners to turn it back to a garage or convert it properly.
