On the advice of a user on my other thread.
This house was meant to be our forever home. Then things went a bit wrong and now we're relocating. Bought for 210k in September 2015. Need to sell ASAP.
On the market for about 6 weeks. 7 viewings. Common theme about kitchen (1 or 2 also just downstairs in general) being too small.

I've done what I can for pictures but teaching full time with an 18 month old and no family/ friends nearby....

But it's half term next week and I have childcare so any advice??? Please be nice- I'm a bit tearful! 🤣

As it was my suggestion I'll just say I think it's a good big house with a nice garden let down by the kitchen/breakfast room area. :)

Clear that shrubbery from your roof tiles! :)

Twirk seems to be spelled incorrectly- the meaning twirk is A rapid up and down motion of the rear/ass/booty intended to be sexually provocative. Usually practiced by a female, often in close proximity to a male's crotch area. (Urban dictionary). Seems abit inappropriate for a description of the house.

Hi there - my thoughts are: it looks like a temporary home, almost as though it has tenants. The reasons for this are the mix of mis-matched furniture, lack of pictures on the wall, lots of magnolia.

As I stated on your other thread, you need to present the dining room as the dining room of a house with four bedrooms. At the moment it's a playroom with a tiny table shoved to one side. The toys can go in the children's bedrooms, no reason why they can't play upstairs.

The bedroom curtain that doesn't hang straight is odd - you need to sort that out. It's in two photos!

You've got a double bedroom where it looks as though the bed isn't properly made up but just has a sheet on it. That room needs to be properly presented.
Get some house plants to soften things, add colour and freshness.

What is in your utility room if you the washing machine, etc are in the kitchen? Might be worth showing the interior garage space in a photo.

The room with a dining table against a Wall, I presume this is the dining room. I think you need to rearrange the furniture so the table is more highly visible. Pushing the table against the wall looks like you’re waiting to squeeze something else in there. And hide the luminous storage thingy that’s in the dining room, it was the first thing I noticed when I looked in that room.

I think you need to add some colour; cushions, tablecloth in dining room, bedroom- throws or duvet cover.
Do you have any pictures for walls, to add a little interest?

Hi OP, in my opinion you could do with de-cluttering the kitchen. There's a load of stuff on shelves in the top right of one of the pics - be ruthless and get rid of it all including the actual shelves. Is it possible to move the black microwave off that worktop so it's not directly in the line of vision? All these things stick out and detract from the view beyond.

Your hall, lounge and dining room are crying out for a large mirror as a focal point.

I'm not keen on the photos of the back elevation of the house. I don't think it adds anything so would ask agent to remove.

I actually love the marketing blurb. It sure is different! 😁

As a side note you have it very tidy considering there's an 18mo on the loose!! Try not to worry, Im sure you'll have an offer soon. 🤞😊

Gosh This is hard. If you're tearful people can't be honest and won't want to offend.

So I will tread carefully and say it's a lovely house but maybe a little bland for may folks who sadly can't see past the decor to the potential.

This is the problem for us not being particularly fussy about these things... We now have mismatched furniture and haven't redecorated since purchase!

Will definitely dress the dining room better- probably just for pics though. My daughter is only 19 months so she plays downstairs.

I took pics down to try to depersonalise. May need a rethink.

I think my bed covers are maybe too plain to show properly. Will change those!

The market hasn't risen since 2015, has it? In my area it's dropped.

A purchase at £220k in 2015 would now be around £190k-£200k in my area so check true market value and sold prices within a 5 mile radius.

I think it's a lovely house with potential but just not a home. The rooms all look so drab and lack warmth, colour or any decorative items. Where are the pictures and vases, flowers?

Get bed throws over the beds and new curtains if you can afford to. Have a look at show homes locally and see how they're being decorated.

I'd imagine your aiming at young families so the kitchen will always be a big negative as people want open plan kitchen dining & family areas.

Can you get some drawings done maybe on what could be done to open it up?

I think it is great and a good sized property for the price. Why, oh why cannot people see past the decor and appreciate the space.

Some of the photos are repetitive. One of the garden pics just shows the grass and is a bit pointless.
Yes, you could do more with the dining room to show it off more, perhaps borrow a dining table from someone and dress it.
The kitchen looks dark, and yes decluttering will do it some good.
I think the blue carpets everywhere are off putting. Sorry Blush only because my dh had them in his house when we met, and I found them overpowering as a colour.

@failingat40 220 was our lowest valuation. ( nicer inside 3 bed on same cul-de-sac on at same price). Sold prices are around that mark for 4 needs, although some area 210. EA seems to think it's right at 220 though and we're on a flat fee with them so it shouldn't make a difference to them...

Prices have risen in the past couple of years
everywhere apart from London - there was an item on the BBC News website just last week. I have been through the photos again and notice the few pictures you have are very high up - are you and your DH very tall? By all means depersonalise by removing family photos, but pictures and prints give a place some life. I agree with the pp who suggested mirrors - over the fireplace in the living room and on the chimney breast in the dining room and in the hall. The right hand living room curtain isn't hanging straight - move the unit slightly so the curtain fits down the side of it properly.

Definitely too many photos of the same thing, and they are boring.

The blurb needs to change, I cringed when I read it.

It's a spacious family home, neat and tidy but a little bland and if i'm honest lacks soul. Definitely more personality/colour needed. A lot of people can't see past what's already there so you need to inspire them.

Is it a fair price for the area?

I think you’ve gone a bit overboard on de-personalising your space; it looks a bit like a cheerless holiday rental. A few rugs, cushions/throws/house plants would make a big difference.
The dining table looks a bit apologetic; 2 dining chairs in a house with 4 bedrooms? The table needs to be the focal point; where does everybody eat?
The utility/breakfast room seems to have a bit of an identity crisis and unsure of its purpose.
