Selling my house - is this normal or am I impatient?

Hello. Just looking for some feedback on my house sale....I'm not sure if I'm being impatient or whether there is something up with my buyers....

So we had our offer over two weeks ago. They have applied for their mortgage through a broker, it's still being processed, and no survey has been arranged yet. The solicitor is being arranged through the broker and they refuse to appoint until after their mortgage is approved. They are FTB.

I have a couple of reasons for wanting this to go through quickly

My questions are:

  1. Do you think their application is taking a long time? (Our is already approved, survey done despite applying after them)
  2. How long after offer would you expect the survey?
  3. Do you think the fact they won't appoint a solicitor yet indicates they are worried the mortgage won't get approved?

Never sold before and I don't entirely trust what estate agents tell me. Thanks

There's no commitment from them until the survey has been carried out. I think I would ask for an update as to when they expect that to happen. Until it does happen I'd allow other viewings tbh.

Thanks....I agree there isn't much committment on their part. Believe me I've been asking for updates.. I'm sure my EA must be sick of me. Apparently we just have to wait for mortgage approval and they hope survey will be done soon.

Yes we are still marketing.

I had one of these and a month in they pulled out with no reasoning given. Wasted my time completely, so now when selling I call the agent daily.

  • has surveyor been appointed ? Yes, great when. No, why not? Has it been chased? When will you chase again.
  • has solicitor sent through their papers? Yes, great. No, why not etc

You get he gist. Since doing it this way, yes I am a pain to the agent, but thinks have gone smoothly with any sale. At the end of the day you pay them to sell so you are within your right to chase it and ensure it's sold.

Thanks. I am a complete pain with estate agent but I figure I'm paying them so much money so who cares.

I just keep being told waiting on survey being booked as their application is still being processed.

Is it normal they haven't appointed their solicitor yet?

Sorry this all sounds off, the solicitor is usually instructed right away and I would be asking why this hasn't happened yet. Usually searches etc would be done whilst the mortgage application is being processed.

I actually didn't know if a mortgage application could be made without details of the conveyancer? The mortgage offer is sent to the buyers solicitor to check before signing. Some mortgage lenders will only let buyers use conveyances that are part of a specific panel. It all sounds very off to me.

I would keep allowing viewings until someone is appointed.

Did they have their mortgage in principle certificate?
Because if they did it should move quite fast. If they didn't then they have just now started to deal with the bank and it takes time.
This is why so many people don't accept viewings without Mortgage in principle.

I was going to ask if they had their mortgage in principle thing. If they're now going with another lender then you're back to square one and I'd start having other viewings. They're being cheeky fuckers.

So they haven't appointed a conveyancer yet? This is a huge red flag aster 2 weeks. I'd want to know why.

I'm assuming the idea is that they don't want to pay out for things until after mortgage is approved just in case. Its all very confusing as it's the broker who is organising the solicitor so I'm not sure if this is their instructions or his advise.

Judging from everyone's comments I'm not being impatient then....the EA makes me feel like I am. I think I wouldn't be concerned about the mortgage at this stage if they had at least committed to a solicitor....or at least given the details.

Perhaps I will phone EA again tomorrow.

We are still having viewings, EA put it back on after this waiting for surveyor and solicitor thing

I absolutely agree with @NanooCov

Keep viewings going. It's their own fault. Most likely they either haven't had the mortgage in principle or the original mortgage provider wanted to lend them less and they are now trying to find someone to lend them amount needed...

I would be expecting the EA to be applying pressure on your buyer to appoint a conveyancer and get started on the contracts. It’s in the EA’s interest to get this started ASAP (because they will get their fee quicker) never mind everyone in the rest of the chain. Very odd if that’s not happening yet.

When I bought last year the sellers insisted that a survey needed to be booked within a week of our offer being accepted or the property would go back onto the market. Our mortgage was arranged by a broker but we had all our paperwork in place before we offered on any property so the broker was all ready to go. Pretty sure we had our mortgage approved within three weeks of our offer being accepted with a survey (which will be needed for their mortgage to be approved so I don’t understand why they don’t have one booked in) taking place a week or so after our offer was accepted.

Ftb been through this recently

Made an offer mid August.

We already had mortgage in principle

Offer accepted same day mid week

Wasent until week 2 that we showed estate agents our id and get some solicitors.

Wasent until week 3 we could get an appointment with our independent mortage broker to apply for mortage in full.

This then took 2 long weeks as it went to underwriters and we had to provide extra statements
We kept selling agent updated and they spoke directly to our mortage broker who clarified our delay with survey was bank related and that we working as fast as possible and really keen.

So at end of week 5 we had an actual mortage offer few k less than principle no idea why broker was stumped as nothing wrong with credit rating.
We paid broker to pay connelys money for valuation and medium home survey.
Week 6 valuation and survey were meant to be done and sellers pulled out as changed their mind about downsizing and lied to their agents.
The property was on the market 2months before our offer.

As 1st time buyers no chain as we rent means we give 4 weeks notice.
Our solicitor says average time house sale is 8-12 weeks.

We now on purchase no 2 we on 3rd week where mortage was quicker just changed address and seller keen so hoping survey can happen next week.
Depends how busy they surveyers are i guess.

We paid solicitor 1st installment but did not instruct searches until mortage approved.
We couldent book survey until bank had approved it.

Also not sure how long ago some sellers last changed mortage plus they have equity.

It's much harder to get mortgages these days and some lenders really drag their feet.

Thanks for the different perspective.

I think I might ask them to give solicitor details and hold off on searches if it's the financial commitment they are worried about. I need the sales memo for my new purchase.

Our mortgage was approved really quickly, so it's helpful to hear how it is for a FTB, I suppose it wouldn't be as quick.
