So - we waited and waited and nothing has happened - deadline passed !!!

Bit of a long story - basically we received and made offers on houses back in March (very early March). the house we are buying is empty, and the vendor made it a condition of sale that we completed in 8 weeks. This was fine with us and a positive point for our buyers who are staying with family.

So - here we are in mid June and the contracts have not even been excahnged !

Our vendor is a mad git from what I can tell - he has caused every single delay ! His latest thing was that had hefty mortgage penalties that he didn't know about -and these do not run out until 30th June - so although we were not happy we said OK - we will move first week of July but we must exchange asap.

The main problem is that he will not speak to his solicitor or estste agent, he has fallen out with both of them and been very rude to them both as well !

So - we set a deadline for exchange by today. And today has come and gone with no exchange.

Dh is away and is leaving it all to me !

What do you think I should do !

In many ways I just wish we hadn't even started this whole thing now !

What does your solicitor say ,are you actually near exchange ?

My solicitor says "I will call you when I have news" ! Yes - everything has been sitting in place on her desk for weeks - just waiting for the go-ahead from pyscho seller !

dh has just skyped me to say pull-out !! But I still want to move from here - I can prob stay another year - but no more !

you call him directly in the morning

you tell him that if he doesn't exchange by 5pm that day then as far as you are concerned the deal is off

then you look elsewhere

That's how I am feeling tbh - but I don't really want to lose the house - it is really quite unique and we were very chuffed to be able to afford it !

Don't want to cut off nose to spite face iyswim ??

I haven't got his number to call him directly though - and he doesn't answer his solicitor etc - it is such a comms nightmare !

Yes buyers have been very good - they are OK waiting till first wk of July to move - but no later - and they are pushing to exchange right now too !

Oh Whoa - you've lost me now ! I thought you did set the completion date at the point of exchange anyway ? Isn't that why I have been having to ring round removal companies to check out the dates ?

Get solicitor to let him know your house is going back on the market, if he erally wants it he will get his arse in gear, you havent lost anything

yes he knows - we have all agreed on 2nd July as completion date so that he gets off his penlaties. but still he will not exchange - no one understands why ?

See the thing is - if we pull out of the purchase we could still sell our house to our buyers - we could rent for a while. Dh not keen on that option - and there is virtually nothing else on the market that we fancy.

No - he hasn't actually said he won't , he just hasn't said "go ahead" to his sols. In fact - he is barely speaking to them !

Surely it is normal to exchange weeks ahaed of completion ? we always have !

We exchanged the week before completion. It's often only a matter of days, sometimes even same day.

But how did you book removals company ?

I've got three quotes and keep ringing them all and their available slots are all mid-July onwards now - if you want to book you have to pay and if you cancel withing 30 days of the move you lose most of the money !!

Well, you sort of agree completion date and then exchange beforehand. It is all a bit tense because, of course, until exchnage anyone can pull out but I think that is how it usually works. We moved ourselves though - cheapskates. But, for our vendors, booking the removal firm dictated teh date of completion.

Also - I feel so fed up as we have been "about to exchange" for about a month now - it's like living on a knife edge !
