Japanese knotweed experiences please? Would you buy a house with it nearby?

Just found out that Japanese knotweed has been discovered on the land of the property being sold by our buyer. We found this out via the developer we are buying from, not our EA, their EA, the housing association they have shared ownership of the property with or any of the solicitors in the chain. Now DH & I are very worried. Is this likely to be a dealbreaker for their buyers? You read such horror stories about the damn stuff. Just petrified we will have yet another chain collapse & lose another house, as happened to us exactly a year ago. Sad Please tell me your experiences of this!

I'm afraid it might well mean it falls through. I don't know of a property where Japanese Knotweed has been found that has gone on to sell. If I were you I would put my house back on the market and hope for a new buyer. Nobody would blame you under the circumstances and you never know, you might be lucky this time and find a buyer with nothing to sell.

Mortgage lenders really don't like it, so i would have reservations based on that. Even if you can get a mortgage, could anyone else when you come to sell?

I do. Mortgage companies will want evidence of a plan to get rid of it though.

I don't think it's that serious actually.
Japanese knotweed is not as bad as people thought. There's some new thinking about it.
Anyway, the important thing is whether you can get a mortgage.
You probably can. Especially if it's more than 7m from the house.
I work as a surveyor doing mortgage valuations amongst other stuff. One site we visited several houses. New development. The site had had knotweed. The banks were fine with it. Sales went through

Would be a dealbreaker for me and has been for other people I know also. Hope it doesn't fall through for you!

Might fall through but realistically it should be fine if the land owners are on it.

Your buyers buyers will want to know:

Where is it in relation to the property?

Is there a warranty backed erradication plan in place?

Mortgage lenders aren’t so hysterical as they used to be - it’s super super super common in London and isn’t as destructive as previously thought.

Thanks guys. Apparently it was a miscommunication & there is no knotweed. Thats a weight off our minds. Was really worried there as if it were us buying that house we'd probably pull out tbh.
