Living in High Wycombe...please advise?

Hi all,

We are in a bit of predicament at the moment. We saw 2 lovely houses on Brunel Road that both offer the space we want in a family home and the good size back garden we are after...but then we looked at the crime rate - 104 crimes in August within a half mile radius! Where we live now in Slough is a pretty bad area and the crime rate was 97 in August!

We also saw a nice house on Jubilee Road/School Close (it's on the corner) which has a much lower crime rate. But it didn't have the same space that the houses on Brunel Road had but is still a contender.

So please do advise on these areas if you have any experience with the area. Any idea why the crime rate is high on Brunel Road? The Road seemed nice and quiet enough. We have a 3 year old due to start school Sept 2019 so any advise on schools will also be much appreciated.

Brunel Road is in the area of Disraeli despite what the estate agents may tell you, and Jubilee Road is in Downley.
I can only assume the higher crime rate is due to it being a lot nearer to the town center.
Whenever I have driven around that area of the town, I always think Downley is a lot nicer with the common and woods.
Disraeli feels a lot more congested with cars parked everywhere although the area seems fine to me. I've also never heard locally of it being an area of higher crime.

School wise, I am a little out of touch as my children are older but The Downley school was always preferred by people compared to The Disraeli School. It may have changed now though.

Yep, butterfly, it has changed. People used to move to be in catchment for Downley (was renamed to Maplewood then renamed something else I think?) but more recently, especially over the last 3 years that I’m aware of, it’s turned around and Disraeli is the preferred choice.

Jubilee Road and School Close is a nice area, definitely more ‘villagey’ than the Disraeli side. The D side is much more ‘towny’.

I used to live in Downey, I got burgled twice in a few weeks as did a few of my neighbours, car stolen outside my house etc police not really interested, didn’t even come out the second time as it was Friday night, I had to break back into my house as the burgler had jammed the front door.

I wouldn’t live there again to be honest - what about a bit further out, Penn, Tyler’s Green, Naphill etc.
If you do live there - alarm your house up to the max, get a big safe for all your valuables, secure locks on windows etc someone will break in at some point so prepare yourself

Wow Rainbowcookie that sounds serious! And worse than what we go through here in Slough! Shock I'm really surprised that this happened in Downley as I have only heard good things about the area.

Hmmmm definately food for thought.

I will confess I have had a sneaky look at Zoopla to see the houses in Brunel Rad that you have looked at. I notice that the estate agents have described them as being in Downley when they are not at all.
I do wonder how much they have over valued them given that Downley will always be more expensive than Disraeli.
Have you seen the house in Wendover Road?

We went to see one of the properties the on wendover road yes...but it didn't have the same appeal. Road was in bad condition as apparently it's a private road and was a bit congested in terms of parking. House was alright but didn't have much potential to do much with it. Why do you ask? Do you know much about the Road?

I just saw it on while having a nose on Zoopla, i'm afraid I don't know much about the road only that it's in Downley and on a private road. and can be used as a bit of a cut through.
Good luck with finding something, High Wycombe is like most towns, good and bad areas.
Overall, I wouldn't class it has having high crime.

Do you need to live in High Wycombe itself?

Some of the villages around have much lower crime rates, similar types of property etc and good schools.

My mum and dad live in Brunel Road and I did for many years. I need to look and see which ones they are - maybe they haven't told me they are moving lol. It's a nice road with people who have lived there for many years, on a bus route, close to the town though and nice houses with good gardens. If you live in the 'odd ' numbered side the drives are bigger than the ones opposite as they are flatter. Crime is not high, there are worse places to live.

For that price there is a 3 bed bungalow with planning permission for sale down my road in Naphill. Much nicer area, less crime and a better school. We are down a cul de sac and the house backs into the woods.

It's good to hear that your parents are happy in Brunel Road tapdancingmum. The houses we looked at were on the even side and were pretty much exactly what we were looking for in terms of size of property and garden. Not like the pokey houses that are in Burnham/Maidenhead for the same price! It's also very close to Disraeli School which I am hearing great things about. I just worry that with the crime rate at the level they say it is in the area that we are going to be moving to practically the same sort of area that we are in now where you see police cars parked up pretty much everyday, teenagers wearing hoodies hanging around the local shops spitting on the floor and helicopters flying above on a regular basis! I am hoping it's not as bad as this?

Also had a look at that bungalow in Naphill...looks lovely! Great price. Not sure if the timber frame they mention is of any significance? It is a bit further away to Heathrow Airport which is where I work though.

Whitemarble..we are open to anywhere as long as it is a decent area and there are good schools nearby that is easily commutable by car to Heathrow Airport...also there needs to be childminder's in the area as my little one doesn't go to school until next Sept and I work full time, shift work at Heathrow.

We have also looked at a few properties in Hazlemere but found they were smaller than the ones in Downley and more expensive. Not much choice in Penn, Naphill and Walters Ash in our budget. Loudwater, Flackwell Heath and Wooburn Green seem to be good?

Flackwell Heath is nice (apart from the estate of Ringwood Road & Oakwood)
Wooburn Green always I think is also nice (Holtspur Avenue not so nice)
Loudwater I don't really know but I do know that the London Road is a nightmare.
In terms of needing to get to Heathrow I would maybe look at Booker and Cressex as they are near to the M40, the catchment primary Chepping View seems to have a good Ofsted report. Rupert Avenue & Verney Avenue in Cressex would be a good location and nice area.
Maybe even look at Stokenchurch.

Hi all - in a similar position now. Scoping areas as my little one starts school next year. Currently live in Hayes and want to move out to more greenery, good school and good value for money houses. Any recommendations for areas?
