Need help choosing windows

House 1 isn’t my house but mine is similar but smaller but does have those windows. I know the beading is old fashioned and a lot of people in the street have got rid of it but the plain panes just look too plain after having the beading so long

We had a window man out he gave us a price for plain panes and also a price to create a bit of beading at the top to break the window up like photo 2, but the beading is purely aesthetic those top parts don’t open separately

What do you think of it? Also the price doesn’t include for small windows at the top he and my husband convinced me that you don’t need them but I’m wishing we got a third price which included small top windows like photo 1 as I’m used to having the small windows and will leave those open if I pop out but wouldn’t leave a large window open

Again what do you think has any of you got rid of the small windows was it? He showed me how you can open them a crack for ventilation but they’re still locked so I suppose I could do that instead

Basically any advice you think would help would be gratefully received as I’ve never bought windows before

Remember upstairs windows have to open so you can get out if there's a fire.

That may influence any designs.

If I were you, I'd go around a few window showrooms and have a look at what's available.

If I were in the market for upvc windows. I would hands down go for “halo flush” windows with a central bar.

They look like wooden casements from a distance. But don’t look wrong on modern houses like sash windows or Georgian bars.

But the ones you pictured look good. But always make sure they’re symmetrical don’t have one top opening, one side opening, one full opening it looks rubbish in my opinion.

Also work on the 50/50 opening to window or 70/30 and stick to it. Don’t have an odd opening somewhere.

On previous houses with upvc windows I’ve always had window openings too small to climb through but I’m paranoid like that.

We had new windows this year after moving into a new house a couple of years ago. We were told we had to have existing openings like for like which wasn’t a problem as we were happy with how they were. Something to do with fire regs and any changes would need an application to change.
Anyhow with regards to the glass definitely go for plain. The extra Georgian bars are really old fashioned and personally I have actually not even bothered viewing houses for sale that had them as I feel they are so naff.
