Buying land/outbuilding from neighbour

We’ve had an informal discussion with our neighbour about buying a piece of their land (adjacent to our garden) and an outbuilding which is on the land.

We’re going to meet with them soon to discuss this properly (and discuss price!) but I just wondered what the process is legally? Ie getting land added to our deeds/property boundaries changed etc

Also how much solicitors fees are likely to be and how long it might take?

Has anyone done similar and able to share your experience?

Done similar twice. It's treated independently to your existing property (no different than if you were buying a field in the next village) and does not get added to your existing deeds - it will have its own seperate deeds/title plan etc. So your 'property' when you come to sell your house will comprise of two titles.

Very common (rurally) that properties are made up of several titles. No one seems to bat an eyelid when you come to buy or sell, your contract to buy/sell will simply say "property comprised of title Xxxx and title xxxx"

Didn't answer the rest of your question!

Time taken depends on solicitors - it's the same process/steps as buying a house (searches still have to be done etc) but hopefully more straightforward as there is no chain etc. Think ours took about 8 weeks each time.

Cost - I think the conveyancing was about £300, but we also agreed to pay for the seller's conveyancing, so another £250 odd on top of that.
