Only one house viewing in three weeks?

Is this normal? Within an hour of our house being on rightmove we had a viewing arranged so maybe that got our hopes up that we'd have lots more. Unfortunately no luck came from that first one but there's been absolutely nothing since. I know selling a house can be a long process and the current market's declining, added in the uncertainty of Brexit etc etc.. but i just expected a bit more interest and it's really disheartning that there's nothing!

Fwiw house is averagely priced for our area (we had 3 evaluations), needs a bit of tidying up in the garden and the kitchen could do with upgrading but other than that it's a decent property! We're in a 2 bed semi in a nice area, great public transport, schools and parks in the area too.

The answer is almost always your price is too high I'm afraid, not what you want to hear I'm sure.

If it’s averagly priced but needs more than an average amount of work that’s probably your problem. I’d also look at your photos, if they’re portraying the house in the best possible way. And then there’s Brexit, a lot of people will be waiting to buy until afterwards, unless you’re desperate you might be better off waiting too. Good luck!

@Mildura Yes I've had that thought myself. Not really what we want to do as it also means lowering our budget but something we might have to consider.

How long is considered normal to wait before reducing the price? The reason we're moving is we need a third bedroom but LO's are fine sharing just now so we're not in too much rush. Would you wait until after Christmas do you think, and then try reducing the price?

The photos actually look better than we thought they would ha, they did a really good job with them so I don't think that's the issue I'm afraid. Sad

Be honest and brutal, I can take it ha, anything that you think we could do to improve would be appreciated! Unfortunately we don't have much budget to work with (upcoming wedding looming also), so we can't do any major upgrades i.e kitchen.

Nobody is looking AT ALL around here. Our house is not getting any viewings at all.

Everyone is holding their breath until the EU summit. This from BBC "17-18 October - EU summit. This has been seen as a deadline for an agreement setting out the terms of UK-EU "divorce" - the so-called withdrawal agreement - to allow enough time for the UK Parliament and the European Parliament to ratify it. A political declaration on the future relationship between the UK and the EU is also expected at this point"

I reckon after that people will get on with their lives one way or the other... maybe,

Hey, we sold our flat recently after 12 months on the market due to the property market slowdown. I would recommend pushing the estate agents to ask both viewers and people who turn down the agents for viewing for feedback - once we started focussing on feedback we were able to zero in on the things which were putting buyers off (untidy communal areas, lack of storage) and address those.

It is also going to depend where you are, NI and Scotland have pretty good housing markets and the south east, London in particular is slowing up at present.
I would do any tidying up that you think needs doing, others are likely to see that and more. Also the usual declutter and neutralise any really strong colours. Check rooms are being used for a clear purpose. It is hard of hard to offer advice that isn't just lower the price without seeing any of the rooms.
What do your rightmove stats look like? Are you getting a typical number of online views but they aren't requesting a physical viewing? Are you just above one of the typical price brackets, so if you drop your price you would fall into the lower one? What is your estate agent saying, what are they going to do next?

Having looked at link, others sold and deprivation map etc, I can’t see anything wrong with it at all. You have a smaller market when you have kitchen needing redone, but as you point out, not much you can do about that.
I think it’s just a very quiet market.

Being picky, the main bedroom photo make it looks like there’s something to hide with the blinds being shut. And maybe cut the grass and then take another garden photo.

House looks fine to me, very similar to your competition. I would say that the majority of houses seem to be on for 110k, and looking at the photos I don't see a reason for yours to be 15k higher.

We had the same issue. People who view straight away are probabbly viewing everything they get an email alert for.
The market is slow, we had to drop way below all three valuations to get anywhere.
Feedback is important but the underlying issue is almost always the price.

I think this is one time you can truely blame Brexit.
No one wants to get burnt so unless your house is a one of a kind character house or an absolute steal. It’s going to be slow going till a Brexit deal is or isn’t done.

1st time buyers are thinking they may have a correction or a mini/huge crash. If there is a good deal I can see there being a mini boom in the cheaper end of the market as people rush out to buy worried about a boom.
. Ladder climbers are worried about taking on debt in the event of a crash or job loss.
I can see this side of the market stagnating as sellers flood the market with properties now uncertainty is gone.

If there is no deal I can see a correction to 2015 house prices and then inflation rises there on after.

No one has to buy. Many have to sell.

Are you sure it isn't overpricec?
Have you checked online what houses on your street have sold for recently?
It's what I check, it's irrelevant what your house is for sale for if the exact same house sold for £50,000 less 2 months ago.

Thank you so much for all the responses and to those who've viewed the link and given feedback, it's reassuring to know i'm not the only one in this position also.

I think people are right in that not only has the market slowed down in general (maybe heading towards the wrong side of the year) but with the uncertainty of Brexit people are wary. I just wish we'd had viewings so that we could try and work on the feedback.

I think we may try and do a little work on tidying up the garden etc and maybe have new photos done after Christmas. On failing that, even though I think ours is averagely priced for our area it will be a case of lowering the price a touch but as we're not in a huge rush I think that can wait while next year now.
