Vendors on go-slow while we wait in rented. Advice please!

Looking for some advice...

We had an offer accepted on a house, the vendors (who we had never met) were willing to go into rented. We could not get completion dates to line up so we completed on our sale and moved into rented. It’s ok but far from ideal, some stuff unpacked but most not, too small , only bbc1 and bbc2, and cbbc Shock

Our offer was Made beg of Aug, we had always been working on a timescale of mid Oct but this was not confirmed. Found out today that buyers have not found a suitable property to rent - they were looking at somewhere else this eve though. There is talk of them being willing to go into an Airbnb, they have given away much of their furniture as they are downsizing.

I’m really hacked off. They’re dragging their feet. We sorted our rental and put ourselves out so we didn’t jeapordise our sale but they are not doing the same. I ranted at their EA today and expressed my unhappiness, I vaguely talked about looking at other properties. Their EA indicated to my DH that the vendor is a very difficult man. They want to move ... but at their timescale.
I want this house. Not many in this area that we really want to be in. But god, I need the vendors to be a bit proactive.
What can we do? We’ve not exchanged yet,
I’m scared to threaten to pull out if completeon is not done by a certain date, what if they call our bluff? Can we reduce our offer and link to a completion date?

Would really appreciated some advice

If you haven't exchanged contracts after they accepted your offer in August I'd start looking for other properties. PITA sellers will take every opportunity to screw with you, just for the fun of it. "at their timescale" could be the 43rd of Decnember.

Don't waste any more time. Look for another property. Downsizers take their time and may never miss be.

It's been ten weeks - ambitious for a chain however small. You've said they were looking at another rental place last night. I understand your frustration but either wait it out or look for somewhere else. If somewhere else that meets your needs is unlikely to come up then you'll need to wait.

If you really like the place , git your teeth and find someth8ng else but it’s worth letting them know you are withdrawing your offer. If your offer stays on the table they will assume that you say you are looking elsewhere just to hassle them

You absolutely can’t link it with cash. The house doesn’t become worth less because you’ve waited a few more weeks (I mean if might if the market starts to change but not just because you’ve waited.) If it were me I would phone the estate agent the house was on with and book to see other houses they have on the market, as well as other agents.

You are very unusual in going into a rental - most vendors who promise.to do that are lying, as are yours.

Start looking again, sorry.

I'd agree with that , most lie when saying they will go into rental. What's happening is they are looking for somewhere to buy, that could be whenever and then you are adding to the chain. I'd start looking elsewhere.

Our vendors were “going into rental”....until the day before exchange when he announced that he had just submitted his mortgage application!! It is nearly always a lie when a vendor says that they will rent.

Our completion was pushed back by 3 weeks and cost me an extra £1.5k, because the vendor was an ass!!

Good luck OP. Definitely worth looking at other properties. They may pull out

What have they actually done yet? Have they found anywhere to purchase? Its still early days in the process tbh with all that goes into conveyancing. You hear the odd story of things going through quickly, but in my experience this is rare. If they are sitting tight & viewing at their leisure for something that is unlikely to materialise & refusing to complete on your chain while you are left waiting indefinitely then I'd start looking elsewhere, just in case. What does their EA say about the likelihood of your vendors finding what they're looking for? Are they being proactive themselves & leaflet dropping in areas of interest & making calls to help these people find their dream home?

I would look elsewhere. And I think they must be nuts to be dragging it out given the market.

Their EA has been looking for rentals for them and lined up the viewing they had last night. They are saying the right things to EA, wanting a rental but can’t find anything, talking about air bnb. They have a buddy and were going to rent one of his houses but it fell through - allegedly. They Have given away lots of their furniture ... so the house would certainly not been in good viewing condition.

wowfudge, theres no chain. I’m buying their house. Mine is gone, sold. They are not viewing houses to buy.

Turns out the rebtal they viewed last night, they were one of three, The letting agent is going to recommended to owner who he should rent to! Shock

I can’t belive this vendor is being so blasé. When we were selling I was terrified that something might happen and we’d lose our buyers. Why is he not bothered?

Very very little comes up for sale in this particular location, there’s one other on the market. We viewed it at the weekend, fab though it’s a bit £££ .

I think comparing it with other houses is dofficult. I don’t want to be finding fault with my possible new home but inevitable maybe when comparing and trying to justify a more expensive one.

A lot of people in the market, especially downsizes, are time wasters. They are sentimental about their house, they are fickle because they aren’t sure if they wait they could get more money for the house and they want something better than they have even though they won’t admit it. Move on, look at other property so you can save yourself money from renting. A big part of the hurdle in buying in this country, is not just finding the right house, but also the right seller.

Could you afford the other £££ one? I think that might put a bomb under your sellers' arses, if they thought they were going to lose you. Wouldn't it?!

We had similar - we were FTB in rented, finances lined up etc. Vendor supposedly moving to rental/in with partner. Offer made and accepted 1 June, we didn't complete until first week of November, so 5 months in total for a very straightforward purchase. The vendor mucked us around until the very last moment before exchange - at one point they started muttering abut delaying completion until after the New Year.

whendoisleep that is exactly what I’m scared of. We’ve been waiting on tenterhooks now for 11 weeks. 11 weeks for one single sale!! It’s just ridiculous.
It will be decided tomorrow. After tomorrow it’s off the table. We can’t wait anymore.
