We are having a large extension done and I'm now getting the fear. I'm worried that the design won't work, that I'll miss something obvious that everyone else would have thought of, that it's going to cost us a lot and I'm going to get lots of regrets.

I'm sure some people can 'see' the result, but I'm not one of them.

Any comments?

Yes, too many bathrooms! I have 5 and spend my time cleaning them. Of course in an ideal world I would have an army of staff to clean for me Grin. Anyway, there are 4 of us. We do not need 5 loos. My next house will have two maximum.

Have you got 2 doors into the ensuite for the bedroom on the bottom left or have I misread the plans? Not sure I would want 2 doors on a bathroom, or if this is needed?

I agree with Amabelle about too many bathrooms meaning a lot of cleaning. Even if you have a cleaner it's a lot of extra work to pay for. I'd be tempted to turn the 2 bathrooms between the bedrooms on the right into a larger family bathroom.

I think it looks very well thought out and a great use of space. The only thing that looks slightly odd is where you have the dining table and having to walk past that into the kitchen. What is the funny shaped thing in the corner to the right of the kitchen? Are you having bi-folds or similar at right angles? It seems a shame not to have the whole of the back wall (so continuing where you have a line of units with the sink) as glass doors.

crabapple apparently we can’t not have a family bathroom and my FIL won’t stay if he doesn’t have an en-suite. It’s Jack and Jilled to tick both boxes.
The kids argue if exposed to each other, but I agree, I look at it now and see almost as much bathroom space as room.

The dining table does look in the middle of nowhere, you’re right. I wouldn’t expect we would have it there. I’ll ask him to drawer it correctly.

The architect was quite set that 6m of glass was enough, I’m a bit worried about boiling to death too.

I disagree that there are too many bathrooms. Each room has an en-suite. There's absolutely nothing wrong with that.
The bedroom layouts are a bit unimaginative, not making the best of window views. But that's easy to change.
The kitchen needs a prep sink on the island. And the dining table needs to be bigger to accommodate all the people sleeping in all of those double beds and a few friends too,min of 8-12 for this size of home.

Humpty do you mean retract the kitchen to widen the dining area? I think you’re right squeezing behind dining chairs isn’t what I’m after.

Yes, if you look at house plans where a concept planner has been involved, not just the architect. They are often much more together, make use of views and flow better.

That’s interesting. I feel like I couldn’t commit to where cupboards or beds or sinks (!) will go until the damn thing’s built, but then it’s too late. Although it feels like another cost, I can see the value. It may help ease my decision paralysis!
