Cost per sq m for extension - Is £2K too much?

Hello, my architect has quoted my extension plans at £2k per squared metre. I live in Scotland but outside major cities. (He is based in Edinburgh so may have a weirdly expensive outlook?)

I just wondered if this was incredibly expensive?

It doesn't seem to include any kitchen etc.

What was your costing please?

No, not including VAT. It just seems sooo expensive, and his fes are 15% toooo

Seems a bit expensive but not ridiculous. Ours is going to be about 1.5k per square metre.
The quote won't generally include interior stuff, it is just for the cost of the build. You will need to arrange flooring, kitchen etc yourself at extra cost.

Yes, 1.5k sounds more reasonable, I would save over ten grand on the build and more on the fees. I guess I will have to get a second quote. Thanks for your replies.

I would get 3 quotes just to be safe. Good luck with your extension Smile. It will be worth it in the end (or at least that's what I keep telling myself..)

Our architect said in Aberdeen it's £2k m2 with vat in top.

I think that's ballpark - builders might come in with less.

I am going to get two more quotes, thank you boux for that suggestion. Ilovepiercebrosnan it is footprint but includes the width of the walls so that is annoying! Msforsetier that is interesting, I will let you know is if I get any cheaper quotes. Thanks for your best wishes, even at this early stage I am fed up of the whole thing!!!!!

Um, I think it's very cheap. Once you include fittings, heating, lights, new kitchen (?), carpets etc it could easily be more like £3k / m.

Yes, it's £2k for first fix, or basic fittings ( light switches etc) but not flooring.

There is so much to consider when pricing: ease of access or otherwise, materials (cheap block construction or stone), depth of foundations, link to existing house, insulation, quality of electrics, windows etc.
