How much to do this place up?

I know this is a bit of a how long is a piece of string question, but if there's anyone experienced with doer-uppers out there...

This house has just come back on the market. It's in a good location for us, and the price is affordable - however it clearly needs a fair bit of work. I like the fireplaces, floorboards etc; it just looks as if it's not really been loved.

It would definitely need a new kitchen, and I assume bathroom too. Garden also needs some attention!

Would 20k bring it back to life? Or would it need a lot more?

If the wiring, plumbing and heating are sound 20k would be plenty.

We could do that up for 20k. It looks in good condition overall, just a bit tired.

It would depend on how much you do yourself, and the quality of things like worktops but for example as a starting point, 5k for kitchen units (DIY Kitchens), worktops 500 - 5000 depending on what you choose, appliances the same depends whether for example Indesit or Siemens, 3k+ for the bathroom depending on quality etc.

But overall I think you could make a lovely home including decorating and furnishings and sorting out the garden for £20k if you do a lot of the hard graft yourself.

That should be plenty ! I have done up some buy to let's and budgeted £15k for new kitchen / bathroom / flooring ..... £20 k if it needs new electrics .... looks like it could be really lovely !

To be honest though we're not very DIY-y, so probably wouldn't do a lot ourselves, which would push the price up.

But good to know that 20k would be a realistic figure!

I have never done the work .... use the local agents who ultimately let it out for us and who have good relationships with local tradesmen ..... they usually quote about 11k for full refurb of a 3 bed hours & 15k if it needs new electrics / boiler .... and I budget for some extras like new front door / garden work etc to give it some kerb appeal !

There doesn't seem much wrong with it apart from it being a bit dated, of course a survey would say for sure, but yup, if it's just cosmetic you could defo do that for a lot less than twenty k.

I think people are saying yes to 20k if you did the graft yourself.

If you wanted full decoration kitchen and bathroom replacement and garden for 20k and the work being done by trades? especially in the Home Counties area you wouldn't get it done for that. I would think half's as much again tbh more in the 27-30k area after all the costs are counted

Also what states the heating/boiler in and the windows ? As that could seriously add to the budget.

Just completing a full referb after 10 weeks of doing it ourselves. The costs mount quickly skips at close to £300 a time? Things like that mount up
