Selling without an estate agent

Very long story short, we have found a buyer for our house through a friend of a friend. We’d like to proceed with the sale without using an EA. I have no idea what to do now! They are reliant on the sale of their house for the purchase and have an agent.

Has anyone done this? What do I need to know?

Simply instruct a solicitor. Simple as. The estate agent doesn't do anything, except act as a middle man communicating between buyer and seller, which is unnecessary if you are doing that yourself.

Actually, don't panic. Have just read your 'buyers' have not sold their house, so you have not sold your house, either. It's only a deal when they have the money.

Thanks pippa. Sorry to clarify, our buyers have sold their house. At what point in the process is their sale official though? They found their buyer a couple of weeks ago through their agent and the buyer is proceeding with his mortgage etc.

Well it’s not ‘official’ until they exchange contracts. Your buyer should instruct a solicitor for the purchase of your home and start searches, etc. If they need a mortgage they will also have to get that moving.

I agree. You need to get the details of your buyers solicitor and give them to your solicitor.
