Wh Smiths tenancy agreement OK?

Hello
Quick question, renting a room out in my house... Are the Smiths or rymans tenancy agreements any good? Do they stand up in court if need be?
If they're no good, where do I get one from?

Is this for a lodger as you’ll be licing in the house? Lodgers have few rights so an agreement which sets out the main terms of the agreement will be fine.

As Wow said, if it's one room, they will be classed as a lodger, not a tenant and won't have a legally binding tenancy agreement. Head to landlordzone.co.uk for lots of advice. Make sure you write up any requirements (guests/visitors, playing music loud after a certain time, use of kitchen/bathroom and cleaning expectations, etc) and get them to sign and agree it before they move in. Also bear in mind you don't legally have to give (either way) any more than reasonable notice (1 week or so, up to you) for them to move out if you don't get on. You also don't hold a protected deposit in the same way that landlords of tenants do.

You need a Lodger Agreement if I've understood the circumstances correctly. It's fine as a starting point, but think careful about what cutesy said about requirements - what if their BF/GF turns up on day 2 and ends up sleeping over in perpetuity? What if they spending an hour a night in the kitchen frying fish? What if they do two loads of laundry a day? Are learning the play the violin? Have a pet cat? Etc.

To answer your question. Yes I have used the Ryman Licence Agreement, since 2000. Read all the stuff at the back and delete the bits that are not relevant, like the use of Garden, Services (if you are not feeding them). You no longer need to have a witness to your signatures. it is still legally binding.

Then to save money - copy it! I used to buy a new one every time until I got a decent printer so now I copy it double side. I have to copy my lodgers Passport and/or driving licence so had to buy a decent printer.

The other item being referred to is the House Rules which you need to write up and get them to sign a copy. I started with four rules 18 years ago, and now have a 10-page handbook!! No it's not all rules. You cannot impose new rules after they arrive so get it down from the beginning.
