Moving out of London to seaside

Anyone living by the seaside? Just looking for a few pointers - re nice areas, schools and commuting to London. Looking for a three bed period home, budget is around £450,000. We have become a bit stuck in our two bed flat in London and it really is time to move on! We initially looked at Bishops Stortford, which seemed a nice enough old market town with an anglo-european secondary school, which would suit us. Then an old colleague told me about Leigh on Sea and I initially dismissed it - partly because it is grammar school territory and I don't really believe in dividing kids at such a young age. But then we went to visit and the sea and the buzz of the town won me over. And someone told me that as long as there is a good alternative, if they don't make grammar school, then it's fine. But I still have concerns. On the one hand I want to give our daughter the chance to go to grammar school, if we do move to grammar school territory and if she has the potential. On the other hand, I'm a bit worried about all the pressure and the segregation of girls and boys at secondary school too, which just seems a bit past century to me (they all have to get on later in life). I have also started looking at Whitstable/Tankerton online but have yet to visit. Like the idea of it being near Canterbury. And even been looking at Broadstairs, which looks stunning, but unless hubby changes jobs that is not feasible. I currently work from home as a journalist/researcher but need to get into London a few times a months for interviews and events. Hubby is a chef doing corporate fine dining in Canary Wharf. Currently it takes him 20 mins by motorbike and 45 mins on pushbike to get to work. He is trying to get a licence for a bigger motorbike so he could commute in from outside London. He likes his Monday to Friday hours (works 7am to 3.30pm most days) so doesn't want to do restaurant/hotel work. Hence he can't really see himself working outside the capital, as he says the pay for chefs outside London is rubbish unless you run your own business with all the commitment that entails. And he wants to save money on commuting by avoiding the trains. He thinks Leigh on Sea would just about be doable by motorbike although the roads look scary (about 45 mins commute each way). And he says we can look at Whitstable too, but not sure if the daily commute would be too much - as he obviously doesn't have option of working any days from home. Any thoughts on Whitstable Vs Leigh on Sea re community, schools, commute to London etc? Or other areas? Ta so much!

I live in LoS and love it. Let me know if you have any really specific questions such as about particular streets.

Commute is v good, especially to CW. We moan about the C2C line but it is actually more reliable than average, cheaper than average and air conditioned. You can get a seat at Leigh too. Driving to CW is also very simple.

Your school concerns are valid though IMO. 11+ becomes a huge thing locally in year 5/6 (& earlier for some). Few people opt out. The non grammars mentioned above are okay but they are different from a regular comprehensive because of the existence of the grammars. Southend girls and boys are generally considered less pushy than Westcliff girls and boys and many Leigh children travel to those schools. I am a fan of segregation personally, it prevents worrying about the opposite sex from 11-16. There us a lot of mixing in 6th form so it's not forever.

Top reasons I love Leigh are - great community, loads of activities available, easy access to London, we have beaches and woods, good schools. I love the cliffs pavilion and palace theatre in Westcliff too.

You get less for your money in Leigh than in Kent though I think. £500k minimum on the Marine estate. Highlands estate is also good and a little cheaper (further from the station) & roads off Leigh Road and Leigh Broadway can also be nice & are nice and central for the bars and shopping. Less spacious though and parking can be challenging.

Whitstable is a bit trendy and you pay a premium for it. Seasalter is a bit further along and lovely.
Faversham is a gorgeous little town. You'd probably need to work out the commute to see if it's feasible. The a2 does get congested but he should be okay that early and on a bike.
11+ is a big thing and some parents get a bit obsessed with their child passing whether they're capable or not.
Personally I prefer mixed schools (I went to a local mixed grammar).

Bit left field but we moved to Battle, East Sussex last year.
We are 20 mins from the coast but with an outstanding comp, walk to high street and restaurants. Dd is 10 and walks home and lets herself in. Dh commutes into london on the train so not sure about doing it on a bike.

Seaviews would be a dream flissfloss65 :) wasn’t expecting that within our budget. Do you know which roads to look out for if House came up? Having to travel away from community or out of town for secondary maybe disadvantage. On other hand maybe gives them sense of independence and chance to see bigger place. Thanks very much for heads up!!

Seaviews would be a dream flissfloss65 :) wasn’t expecting that within our budget. Would be amazing if we could really have that and will look out for properties there then. Having to travel away from community or out of town for secondary school might be disadvantage. On other hand maybe gives them sense of independence and chance to see different place. I'll keep an eye on houses there! Yes, hubby is planning to commute by motorbike. Don't think car would be possible with parking. And at least he can cut through some of traffic on motorbike. Maybe disadvantage having to travel away from community/out of town for secondary school. On other hand must give them sense of independence and chance to see something else. Ta so much for insight!
