Can you critique this rough kitchen plan?

We've FINALLY got the plans from our architectural technician for a very small extension on our mid-terrace and I've had a go at mapping out how I want the layout. I've not approached any kitchen designers yet because I wanted to have an idea of how I want the space to look first. Can you look at this and tell me if you think it flows? I have tried the layout with the kitchen in the new extension but it becomes quite cramped and we lose a decent seating area. Also, the savings from not moving the services will, I'm hoping, go towards the cost of moving our lounge door about 2 feet either way (not on this diagram).

Can you critique this rough kitchen plan?

My initial thoughts and questions are: lose the breakfast bar next to the table. Is there a fixed pillar there or something? Turn the table round 90 degrees and only have bench seating (with storage under and possibly high level storage above) on one long side of the table.

How are you going to vent an extractor for the hob with it there? Are the drains to the side where you have the sink, DW, etc? Don't have a washer dryer - have separate stacked or in the same tall cupboard.

The unit you have marked pantry is only shallow. What is going in the unit next to it and why the odd shape?

Breakfast bar is not needed so close to the table and seating. FF needs a bit of elbow room. You might need to open the door past 90 degrees.

We have built in L shaped bench seating and I agree that just one side built in is better.

Generally I think it's a good use of space though. I'd be tempted to have counter space where you have the FF, either by moving the FF into the extension or having an under counter fridge there.

Thanks for those suggestions. DH agrees with you about the breakfast bar. I just wanted a wee bit more counter space and another landing space for stuff from the fridge. We most definitely want an American style fridge freezer and I agree with it being tight in that spot but I can't find a place for it on that side of the kitchen that isn't sticking out like a sore thumb. It could go over along the wall next to the sink and washer and dryer but that might be a bit far away from the stove. I've tried it again with some of your suggestions in this very intricate digital drawing...

I think that will feel much bigger. I don't think I put things straight from fridge to cooker much. I'm planning my kitchen with fridge flowing to prep space, to cooking, to washing up.

Could you resite the dryer to anywhere else in the house? A condenser just needs a plug. If so you could get a bit more worktop that way.

I think I prefer the table the original way round myself. I can see it working better as a natural extension of the existing worktop.

Thanks Fish. Unfortunately our house is just a tiny two-bed terrace so there is nowhere else to put a dryer. I want to get a vented dryer as well if I can. I'm originally from Canada so I am craving a nice big fridge and dryer!

If your wanting extra worktop space what about having a slimline one going from ff to sink and having the fixed seating backing onto it? Dw place looks good, just make sure you can walk round it when loading!

Consider where your bin will go - the people before us re-did the kitchen but there's nowhere sensible for a bin!

Hmmmm, I like the idea of more counter space but in reality the extension is REALLY small ( 2.3m x 2.75m). What about putting the fridge over near the sink and utility cupboard? Is that too far from the stove? Our whole house is only 5m wide so nothing is truly that far away from anything elseGrin

I quite like the fridge there. Ideally I'd swap the sink and the prep space on the right hand wall, moving the prep space to effectively between fridge and cooker. But like I say, I'm a bit obsessed with worktops!

I prefer the last layout too. For me, things from the fridge hardly ever go straight to the hob so I don’t think there’s any benefit to it being sited near the hob.

I also like the run of l-shaped worktop you then have on the right, as that looks good for prepping food

Thanks blue dot. I'm popping in to Howden's today to get a rough idea of prices for that layout. I'm thinking of putting glass fronted shallow cabinets above the L shaped counter to make it look bigger.
