Making an offer

My house is just coming on the market in next few days. I'm viewing 3 properties in a town where few houses in my price and style range are for sale. One house looks really promising but has been reduced from 425 to 385. My question is is it acceptable to make an offer on a house if my own hasn't sold? I'm not new to house buying but the last couple of times mine sold before I found a house

You won't be proceedable so the vendor is unlikely to take their house off the market. You can register your interest and ask the EA to contact you if anyone else makes an offer.

Thanks for responding. So does that mean no one can make an offer on a house until theirs is sold stc? I wonder if it's even worth looking then until mine is sold. My last move was a few years ago. I sold my house within a week and then had to quickly find somewhere

You can make an offer but it probably won't be taken seriously. I wouldn't bother looking until you have an offer on your own. Until that point you can't proceed anyway - and risk not getting the best price and/or falling in love with a house that goes to a buyer who's in a position to exchange.

We put an offer in “subject to sale” and the sellers accepted it with a fixed date tha we had to sell by. If we didn’t make tha date then they’d put it back on the market. Definitely do-able but then you don’t have time to wait for a good offer on your place.

Ah Maderia that sounds more hopeful. I couldn't really imagine people having their houses up for sale and not looking at anything else. My difficulty is my current house is not as sellable as my previous one so am not expecting to sell immediately as I have before ( it's very rural and not as sought after) Houses are still selling around us but nearly always after a price drop currently. I don't feel this is an ideal time to sell but need to move nearer family

Although lots of people say not to look before accepting an offer, we did and our EA actively encouraged. It meant we had a clearer idea of exactly what we wanted and, in our case, we had seen something we liked, so we’re ready to second view and offer as soon as we accepted. I think the key thing is, don’t fall in love with any houses at this stage. I don’t know what the market is like with you, but wound here, literally nothing is selling at the moment, so you may need to be realistic about that.

As for putting an offer in, we were advised not to accept an offer from people who had not sold, but to say whether or not we would consider their offer when they had sold. The EA then contacting the people when we received an offer to see if they were near accepting an offer.

What’s happening here is houses are being priced too high. After a month or s they are reduced. They then come into my price range but are snapped up immediately. I guess I’ll have to learn to be patient this time
