We finally put the house on the market! I followed everything you all told me and staged the house like crazy. (You won’t believe how much stuff we got!). Our house is beautiful (it really is !) and it’s well presented. We analysed our competition, ours clearly stands out.

Yet, we only have 1 viewing booked (for tomorrow). Why?

Could it be the price?

It could be the price or it may just be the cost bracket (if it is very expensive) or the area (if it is very rural).

Went online on 11th Sept. this is the first weekend. It’s in Bromley.

Rightmove views have been : 200, 70, 50, 20 !!

And it's the 15th with a viewing booked for tomorrow. Calm down I'd say. No viewings is a sure sign of being over-priced, but you've got one. There will be people who will being looking online and discussing with partners, etc over the weekend.

If you look on RM there are lots of houses for sale in Bromley and a lot have been reduced recently so are showing up as listed in the last week. Frankly no one can comment on the price of the OP's house without seeing the listing. There's a lot of competition in the area.

I reckon your property is in my search area and it is probably 1 of 4 houses.
Is yours 3 or 4 bed?

Right well because I am a nosey bat I think I have found the OP's house on Rightmove. I have to say that I don't think it is better than the competition on the same street which doesn't have a garage, which appeals to me more with period features, and is on for the same asking price. That has been on since July so I don't really understand the pricing strategy if you want a quick sale, given your previous threads about valuations, etc?

Anyway, my post is probably academic as the OP may well have an offer following the viewing!

Not usually unless you ask or they send you marketing reports. If you use an online EA where you do at least some of the work yourself, you have access to the figures directly.

I have think when we sold our house I probably accounted for half the RM hits, checking and re-checking the listing!

You only need one buyer at the end of the day. One viewer might be all yiu need.

Well done on all the hard work decluttering and staging - obvs paid off.

If it meets all of the needs of a market segment (families, down-sizers, commuters etc) it will be fine.

Don’t worry about the price yet.

Sorry, DH doesn’t want me to post the link as he has been tracking RM views. We are averaging about 35 a day. Is that too less?

We went with an online agent - we went with a figure in the middle of the valuations range.

What’s the best strategy in your opinion? Say if we are happy to take £525k and the house is listed for £580k. People make offers if they like - won’t they?

Not necessarily. You risk putting off potential viewers. Look at what else is for sale in the area. If well-presented houses are sitting on the market for months and there's nothing noticeably off putting about them, they're overpriced.

I think with being in such a high price bracket your market is smaller from the off. Lots of houses are up for months I wouldn't be worrying a week in. You can always reduce the price in a month if no luck. People can put an offer in if you have said you are open to them however I myself would feel comfortable offering that far under the asking price & I imagine I would be knocked back straight away. xxx

@activemum81 If you have no offers after, say, a month, maybe you could reduce by £10k a month, until the price starts attracting offers?
