Fixing up my house! How much should I budget?

There are loads of jobs need doing. I need to make a plan and get on with it!

But I don't know where to start and I have no idea how much things cost!

Can anyone give me an idea of how much these jobs might costs / and tips for how to choose a good supplier?

  • fitting internal door frame & hanging a new door in a slightly-smaller-than-standard place.
  • plastering two rooms
  • Floors. Is it easier to sand wood floors in so-so condition or paint? How much would it cost?

I'll get people round to have a look, but it'd be great to have a good idea before I speak to them.

No idea about have someone to do your floors for you, but sanding isn't to bad a job. Sander hire, including discs, is about £150 for the weekend. The you'd probably spent £50 on a finish (something like Osmo floor oil), depending on how much you're doing. It's a weekend of hard work, but quite satisfying.

I recently paid about £400 to have a room skimmed; it had a reasonable amount where the guy had to cut out sections and refill, and was a decent size room. Does depend on area/how busy they are.

You could spend around £300 - £500 on the door; couple of £100 on the actual door, frame and hardware and a premium for funny size. Are they making a new door way, or just replacing?

Building a new door. We've plumbed in a new toilet in a recess that was the perfect size for a toilet & basin. But it's never had a door. Need a door to start using it!

Where are you based? That'll have an impact. We had a new wall and ceiling skimmed and an old wall plastered - think we paid £250 in London but we didn't want to underpay as it was hard enough to get a plasterer to turn up and we needed them back in the future.

Carpenter rates - you'd probably only need one for a day - we'd look to pay about £150-175.

Oh and we've had our floors sanded. One room about 24sq metres cost £695 inclusive of vat and a smaller room £450.
