What would you think if you saw this house on Rightmove?

Can’t post a link, seller is a relative. It’s an estate sale but 2 of the beneficiaries still live in the house.

3-bed 60s detached, popular Midlands village, on initially for over £350k (def too high but 2 beneficiaries - not the same 2 - are overoptimistic). It’s in good condition but needs new kitchen & bathroom, & modernising throughout.

There are 9 photos - 1 each of the front (looks great) & the lounge (looks ok) & then 7 slightly different views of the very long back garden. That’s it! Confused

They’ve had several viewings but no offers - I know from many MN threads that generally means the price is too high. I think they need to drop the price (agent’s initial advice was to start at 320) but do you think it would help or hinder to include more internal pics? Rooms are small (largest bedroom 12x11)

To be honest without the actual pics and link, I wouldn’t be able to give you much of an opinion. Although if the agent thinks its overpriced then it most likely is.

So only one internal pic? That's defi itely not enough to entice me to look around. I'd be wondering whether they were hoarders or if the bedrooms were otherwise uninhabitable.

I'd assume the other rooms were not in a fit state to be photographed and probably think the worst. Especially with a high price, I'd probably not bother going to see it.

Actually, I think the opinion is that if you’re not getting any viewings then the price is too high. If you’re getting viewings but no offers (as you are), then it’s a problem with the property not the Rightmove listing.

PickaChew that’s exactly what I was thinking. I don’t know if agent took more & decided not to use them.

It’s in a lovely spot & looks great from the front. If there were no internal pics you might think there’d just been a comms breakdown on photo day, but with 1 pic that’s clearly not the case.

Hedda oh yes, of course, I got that wrong!

Price initially seems ok then? It’s the interior that’s wrong?

tbf it’s a difficult one for an agent to assess - there’s nothing comparable sold in the last few years. 3 agents gave prices that varied by £100k.

I’ll keep in touch & see how it goes. It might help if they could move some stuff into storage and do some neutral decorating.

If I view a house online and there are no internal pics I assume that it needs gutted and there's no pics worth posting

Just quickly seen your link. There seems to definitely be too many garden photos and more of the house should be shown. I also think the kitchen is an important part that sways a lot of buyers and they should definitely add pics of it.

Overall, more pics of the inside of the house are needed and it seems to be over priced in comparison to recently sold houses in the area.

I’ll have a look if you want to pm me, from what you’ve said though personally I’d view a house with poor photos but if there are no offers then people like me are seeing the work in reality and thinking it’s too much for the price. So yes, probably too expensive. Options are to do some work or lower price, tricky though when there so many people you have to get to agree.

Having looked at many houses, any without pictures I ignore. I'm not going to waste time viewing a house I haven't even seen inside of

I think the other 2 would happily settle for 300 or so.

If there are no internal pictures I think it must be so bad they don’t want to show it. I wouldn’t consider the house.

I got very annoyed when we were house hunting at how optimistic I had to keep being when we chose to view properties that had maybe 4 pictures with only 1/2 being internal, after 3 viewings we decided to longer view anything that didn't have photos of every room.

We work 120 hours a week between us on shift & we wasted precious time on these viewings when we were in a rush to move. The people probably didn't put an offer in because they didn't like the house/didn't suit them etc, and if there had been photos attached they probably would have know that and not viewed in the first place.

I wouldn't say it's the price as such as when we bought our house it was on for £95000 and we offered £84950 which was accepted, you can always put an offer in unless they have specifically said they wouldn't take anything less than their asking price

I would also say if they have a lot of stuff to put it in storage, another big thing when we were buying was looking at how much crap people had lying about!

One bathroom had shampoo bottles etc & baby toys absolutely everywhere & towels in a pile on the floor folded which screamed no airing cupboard or bathroom storage which their wasn't. Very small changes can make a huge difference, if they had had the baby toys in a bathroom caddy thing & only one shampoo etc thing out and just hidden the towels ANYWHERE I probably wouldn't have thought about it! Every room was like this, I don't have bathroom issues hahahaha!

Very off putting not to have internal photos. Even if it's dated it's better to have pics to give people an idea of condition before viewing otherwise lots of people automatically dismiss it thinking it'd be a waste of time viewing. It also means the viewings you do get are people not phased by the condition it's in, so more likely to offer.

Okay - so my thoughts are that I would think it needs complete renovation without photos of the inside. If it's just dated because someone elderly lived there and didn't update the décor, etc then you need to see photos of the interior to understand the layout and room proportions.

The one photo of the living room suggests it's cosmetic work needed but the two key rooms, kitchen and bathroom, aren't shown.

Someone has mown lovely stripes into the lawn. But they're not selling a stripey lawn.

I can't comment on price as I don't know the area and there's not a great deal of sold price info available.

Yes, it is dated. I’ve no idea what the bedrooms are like (clutter etc) as I’ve not been in them for years. The kitchen & bathroom are perfectly functional, but very dated. The hall is nice, with a turned (?) staircase, a big coats area underneath & a downstairs loo.

I’ll ask after a while why no more internal photos. (I just noticed that the Rightmove page says “Draft details subject to vendor approval” but it’s been on 2 weeks!)

They'll need to empty the place when they get a buyer so they may as well crack on and do that - it just needs minimal furniture and to be clean and tidy. It would have been better to clear the place then put it on the market.

Sorry - it's late and I totally missed that the house was being lived in. They are going to have to move eventually so may as well have a clear out now and start thinking about where they are moving to. Must be a tricky situation - are they trying to hinder the sale at all?
