Conservatory

Seen a newish house I really like online and have a viewing next week. It has a conservatory at the back; I am just wondering if this is a particular concern maintenance-wise and if I should ask any specific questions about it. Wondering whether cold/damp might be an issue.

It depends on the conservatory.

For example there are cheap plastic ones with scant heating and are not usable all year round. They tend to be cold in winter and too hot in summer. They also do not last and are prone to leaks. Often there is excessive condensation. They cost a few thousand £, so you can’t expect much.

On the other hand, companies like Prime Oak, Westbury or companies of a similar high quality (and high prices!) would not worry me a bit.

Look for self cleaning glass, under floor heating, high quality frame in oak or hard wood (even if painted) or other long lasting composites. Look for a quality build and double glazing. If it faces South it could be ultra hot in summer and not usable.

If it’s cheap and cheerful it’s not worth much. If it’s grotty, factor in a replacement building.

If it turns out to be a bit shoddy is it very expensive/difficult to just remove it once it starts to be a pain? Don't really need it but I like the rest of the house. Sorry that's probably a dumb question, I just really have no idea how much of an issue that would be.
