I know 2 other landlords near me and they never have void periods or boards up. Is this just a matter of establishing yourself as a landlord and getting a good reputation so new tenants find out ? My place has been completely newly kitted out and in a very good area

Are you with an agent and what are that agents rental policies? There are a couple of agents around me that take a while to rent out properties because you have to be earning over 6x the value of the rent - people who earn that much over the rent on these properties tend to be home owners themselves.

How long has it been up for?
Where is it advertised?
What's the price like relative to other properties of a similar size and location?

If you post a link I'll have a look. It's unlikely to be about building a reputation - Foxtons are renowned as utter cunts but people still rent through them.

I've never put a board up when I've advertised. I just use Openrent rather than an agent. So they may have had voids.

At the same time Ive not had voids but the rental market is very strong here.

Is it overpriced? Have you checked the rent amount against other similarly sized properties in your area?

Does the letting agents let other properties that are similar to yours, when we changed house type dramatically we changed letting agents to match. Also if it is a family home the peak time for rental has passed as people like to be in before the school year starts, you can obviously rent at other times it just may take longer. Price will impact as will type of property and location.

Do you accept pets and people on benefits? We accept both and have had at least 50 people keen within a couple of days both times our property has been on the market.

We really struggled to find a tenant the first time we rented our house. We'd been told by all the agents that there was hardly anything to rent in our town (I know this is true as I keep an eye on rightmove) and anything decent goes instantly.

The first time we rented it ourselves (via an online letting agent) it took 2.5 months. This time via a local agent, 4 days. We were baffled, but it appears that around here, for whatever reason people prefer to use an agent.

I tried to advertise it locally myself via facebook/word of mouth this time and had one two people interested (of which only one was anywhere near suitable).

Does the agent you are using charge extortionate fees? We are currently looking into renting while our new build is completed & I can't believe what some of these agents are charging. Would really put me off even looking with some!

What are the fees the agent is charging
How does it compare price wise to others
How are the photos
Does the furniture match (ie not a pine bed and a white wardbrobe)
What deposit is it compared to others in the area
Does it fit the demographic of the area? Is it a one bed flat in a family area near a school catchment, or a massive family house in an area with young professionals? Families won’t be looking at one beds and two graduates wanting to share won’t be looking at four bed semis, if you get my drift.
