Hi
I’m not sure if I’m posting this in the correct area but here goes
I live in a very affordable town and I am about to purchase a 2 bed flat on a buy to let mortgage
I’m interested in the holiday rental market
I have been told that there are lots of rules now regarding how many days you are allowed to rent out the property for before paying council tax
Do I need to get a hard wired smoke detector?
Do I need to get my electrics pat tested?
What else do I need to know?

Does your lease allow holiday rentals? Most stipulate 6 month residential rentals at least. Air bnb is about to be classified as running a business, I think. Short term lets might not be allowed under your lease.

Gas safety landlord's certificate?

Oh, and council tax rules vary by area.

Mine stipulates council tax has to be paid at 100% even when vacant for a day.

Airbnb are fragmenting communities, encouraging noisy comings and goings at all hours in my building - a case being dragged at 3am sounds like an aircraft taking off.

Please please consider the families and singles around. They bought homes, not hotels. However good your intentions and standards may be, you have little control over this.

Desperately unfair to those surrounding the flat. I speak from a learned position.

And the flaming has started! Yes it's more lucrative to run a holiday let, but how about letting locals who need a home rent your flat?

I have no problem in renting my property out to locals on a long term basis but at this stage I’m exploring all avenues
It’s a complete mind field though!

Not intended as a flaming, more a reality check.

OP states exploring options. So I’m lerting you know of then, ditto the post above re: locals requiring homes.

However exploratory this is, I suspect cash will be king and holiday let will trump because of it.

It needs to be regulated, confined, and not divide up communities. The gov are beginning to clamp down on it but sadly the scale is so huge for resources.

I have to speak daily to the FIVE Airbnb in my building DAILY. They are not aware it’s not a holiday let. It really is a problem in my area.

Check the lease for restrictions on who you rent to btw (if it's not freehold). Breach of lease can lead to forfeiture.

Agree about conditions. And your planning permission; it’s actually illegal in my area to let residential units for sole commercial use (of which holiday keys falls into).

I’m pursuing cases against all five landlords through enforcement. My only hope of a decent nights sleep. Please also consider this!
