Affordable family home in London

I need some advice, currently own a nice but small flat in Leytonstone and DH and I would like to purchase a house within the next year.
Budget for is really quite tight for london, probably around 450k.
We can't afford were we are now and are struggling to find anything good about the areas we can afford.
Places that keep popping up on rightmove are Highams Hill, which seems a bit cut off, Forest Gate and East Ham which seem a bit too rough around the edges and we are now considering Chingford Mount although I can't decide if it's too far.
We plan to have kids in this house so we do want a garden and a nice area, any advice?

Somewhere like Hainault? Or Gants Hill is nice too. You're still on the central line, we used to live (rent) between Newbury Park and Seven Kings and both commuted into central London, the commute was pretty easy. You tend to get a seat in the mornings too which is a bonus.

Chingford mount is okay but lacking in decent shops/restaurants. It’s not too far out but you’d have to bus it to the train station.

Loughton is nice, as is Epping but both can be expensive.

There are some lovely parts in Enfield (EN2) and Hertford has some great housing and train links to Finsbury Park/Moorgate.

What about Woodford Green? Nice area, on the central line and some affordable housing.

I wouldn't move to East Ham tbh. Avoid Goodmayes too.

Sleep that is 1million pounds over her budget!
Maybe areas like Enfield, you may get something needing a bit of love in south west London

I don’t know East London so I’m just going to tout my bit of London to you (Blackheath/Greenwich/Westcombe Park/Hither Green/Lewisham).

We did take a trip further east recently to some places on crossrail, but were really disappointed by Illford and Seven Kings was even worse!

@hhnozks Would you consider a flat if it was big enough and had garden?

How about hither green/catford? Great family areas, good schools, lots of 3 bed terraces for £450k.

DP and I moved from a rented flat in Highams Park to Hainault/Chigwell in a new build house when we bought last year. We like it but we would have preferred Chingford if something had come up in our budget at the time as we really like the area. However, I do not like Chingford Mount, it's a bit chavvy and the shops are run down. We were looking more towards Chingford Hatch which is closer to Highams Park and North Chingford. Hainault/Chigwell is not bad, better than Ilford and East Ham by a long way. There's a country park but it's still on the central line so similar to Chingford in that respect.

I've said it before but SE London is the way to go! We live in Eltham and it's a lovely little village like community. I also have friends in Hither Green who love it. It's still affordable for London. We bought a 1930s 3 bedroom end of terrace for £410,000 but there are cheaper ones in the area too that are just as lovely.

I have no idea about this area at all, but it is a detached house with a garden. Just putting out options for you that you might not even consider (and I don't know if you should!)

Hey Leafy, I think your £4.5m pile might be the house I spent about 9 months living in a few aeons ago. I was staff Grin I had a room in the attic (opposite the teenage daughter) and I did housework and PA stuff for the family who owned it. It was a very long time ago (1980s) and the decor's all changed, but the view out to and of the garden is so familiar to me, and I'm pretty certain it was that road. It's brought back lots of memories!!
