Forgive me for sounding dense but can anyone give me a rough idea of moving costs when selling and buying a house. So, estate agents fees, surveyor, stamp duty and suchlike. I genuinely have no real idea!

Google it. There is literally so much info out there to be found! Stamp duty calculators, articles with full cost rundowns.

Estate agents charge a % of the sale price of your house i.e. 1% of £350,000 would be £3,500 plus vat, solicitiors approx £1k, surveys might be £50 and stamp duty depends on the price you are paying for your new house - there are stamp duty calculators on line. Most solicitors would be able to quote for their fees which would be based on both the sale price and purchase price. Plus standard fees for searches etc.

Sorry surveys more likeky to be around £500.

But because that sounded a bit harsh (seriously though the info is out there)... stamp duty - check the calculator, EA =1.25% ish, removals 500-1500, survey - £500 - £1500. Conyenecer = £2k ish. (Don't scrimp too much). I budgeted £30k all in for all that - but varies a lot depending on house price, whether you are buying and selling etc etc. Suggest get used to using a bit of initiative to start researching, googling and emailing quotes as it could save you thousands in the process...

You get a survey done because it could flag serious issues. Then you decide to either try and negotiate a price drop or walk away. There is so much info about selling online.

We are just starting the process selling at £280 buying £350k

Fees - estate agent, stamp duty, mortgage and legal are somewhere around £16k

We're in a bit of a weird and not great position! selling and buying a lot cheaper - but hopefully will be the best thing rhat has happened! I'll check all of this out.

So far ours on selling & buying:

Estate agents fees 2k
Selling solicitor £950
Buying solicitor £1.3k
Stamp duty: 3.8k
Survey £400
Mortgage broker £395
Mortgage fee charged by mortgage company £352.

So just under 10k

Was a lot more than I was expecting Blush this is my first house purchase and I honestly didn’t know how expensive it would be and feel stupid now I know the full costs! House selling and buying is not cheap!!!

Should add we had a quote for moving they wanted 1.5k to pack and move and 1.1k just to move - so we are doing it ourselves.

Van hire is £160 for a Friday to Monday (doesn’t matter what days it’s just for 4 days) and lots of our bits will be going into storage between now and moving the rest we will be selling or moving.

Moving is a bit expensive but worth it when you're in the right home

We were quoted about 3000 quid for movers from Essex to Lancashire, 400 of that was having them come with their own boxes and pack. It was worth it because we have toddlers and no time really.

3k for solicitors (including searches and changing our mind on a house)

Nearly 4k for estate agent (would have been closr to 3k if not for VAT, they charged 1 percent + VAT)

We got stamp duty paid for us because we were going with a new build that threw it in as part of the deal. Try to get 5% off in incentives if you get a new build. Also before you commit to anything ask if the estate charge is part of a rent charge, this is a new scheme that a lot of new build companies are forcing. If it's a rent charge be aware that there's a risk that they can basically charge you anything as a service charge, it will be very expensive to stop them, and if you don't pay they can attach a lease to your home or take it.

So altogether it was about 10k, 11k if you include airbnb and eating out while house hunting.

the first estate agent has quoted 0.75 % which seems reasonable. Two more valuations to go...
