Cost of a garage conversion? And a garden gym?

Hi

I'm based in Bromley and DH and I are weighing our options on how to improve our home, which is something of a fixer-upper. We are considering converting the garage into living space, and also building a gym space in the garden (it's about 9-12msq & would need electrics).

My problem is that no builder will comment on either of these things without a home visit, and all I want at the moment is a basic set of numbers to sense-check the idea against our budget.

Have any of you, ideally in London or Kent, done one or both of these things? If so how much did it cost?

Hi, we live in Surrey and we had a single garage conversion, it cost 14,000, our garage was integral to the house though, not sure if that makes a difference we didn’t have to do much work improving the insulation of the walls etc - ours is a lovely room.

We have been quoted £12k (no vat) for an attached garage conversion in somerset. It was very basic, no decoration or flooring included

Ours is a 6m x 6m garage conversion with resiting of boiler, meters, various piping, raising a beam and lots of other typical garage type stuff and it’s costing 25k. One Builder suggested 30 and another 20. We’re in Surrey.

Thanks everyone, you've given me plenty to think about! Given the size of our garage & where we are I'm going to assume it'll be around 15-20k.

For the garden gym, are you thinking a brick building with foundations and with electrics? If so, you're probably looking at £20K+

Did you go ahead with your garage conversion? Can I ask who with and were you happy with their work? I also live in Bromley and am having trouble getting quotes. No-one will give one without architect plans - the builder this morning said I'd need planning permission (not extending the outside of the garage and it's integral and connects to the hall), which is odd as it's not what the Bromley council site says. Spent hours researching on the internet (trustatrade etc) but not making much progress. Any advice welcome :)

We've discussed turning integral garage into a room with our architect as part of plans we're having drawn up. That was the element that means we have to go for planning permission. It's because it is from of the house facing the road. We're not talking extending at the front so it is about replacing the garage door with window of suitable appearance. Architect thinks it will be passed by a planning officer and not have to go to committee.

Architect has also said expect cost just for that conversion (pipes etc and floor slopes at present) to be £20k.

Around £20k for the garage and £15k for a decent insulated and nice looking garden room.

I'm looking into conservatories at the moment - would love an extension but not sure it's within our budget.
