5 weeks and buyer's solicitor has not been in touch with ours

we accepted an offer from a cash buyer after we lost our previous buyer, and we managed to keep the chain together. his solicitor is terrible. one of those cheap online firms where you can't talk to a person, but get a generic email reply from customer service only. so our EA tells me.

well, we know the searches are back - but they haven't been in touch with our solicitor or raised a single enquire. i can only hassle our EA and solicitor, but they obviously cant do much. What can I do? Should I get in touch with our buyer personally and get them to put pressure on? I know he want's to move asap too. He's a FTB.

Any advice would be helpful. Going nuts.

Sounds horrific. Your EA needs to start being really firm with their solicitor. Has your solicitor not had their contact details via the memorandum of sale? If so they can also chase. I went sale agreed a week ago & have already signed contracts & filled in & sent fixtures & fittings forms. The valuation is going to be booked any day now. Has the valuation/survey been done even?

Ah, yes I should get our solicitor to do this too - they have the memorandum of sale and have tried to get in touch, but with not much of a response either.

Survey has been done and he is happy with the report. There's no valuation as there's no mortgage, so should be an easy one in theory (yeah right!)

All they have done these past 5 weeks is order searches. That's it.

When did your solicitor send the draft contract pack over to your buyer's solicitor?

as.he has employed a too cheap shop who have no incentive to do anything, if your buyer wants to.buy he needs to start working. contact him and tell him the problem.

Feel your pain I have accepted and Offer and now they are not replying to my Solictor either , I have 6 weeks to go and nothing is happening it is so frustrating, really hope it works out for you all the best x

Get your solicitor to send an email saying unless you hear from them with enquiries by c date you will be remarketing, and no doubt their clients will hold them responsible for any water costs, e.g. Survey. Copy it to the estate agents. And give a deadline for exchange at the same time.
You have to play hardball with these fucke rs.

Your buyer needs to know that he has to put pressure on his solicitor, or he is in danger of losing the property. Can you EA not chase the buyer direct?

@user1457017537 he's definitely still interested, that's not the concern.

@DelphiniumBlue very good idea, I think we need to do this. Will give them until mid next week and let them know..

@Cuppatea12 so annoying! I have been told that a lot of solicitors are extremely busy trying to exchange and complete before the schools start. I guess we are at the bottom of the pile with companies that take on more work than they can handle.

If your buyer is interested, they need to be more proactive. Like instructing a different set of solicitors if theirs doesn't do anything.
Some firms don't check the paperwork until everything is to hand and then do it in one swoop, but they may well raise extra queries at that point.
Can your estate agent check whether there is a mortgage offer to hand, and how signing the documents will be dealt with ( by post/in person)?Has the buyer got the deposit ready to hand over?
