A buyer offering a bit less than the minimum we would like (£1000) less but is a cash buyer and ready to go.

Or a buyer offering asking price (Which is much better for our mortgage prospects) but in a very long chain?

Definitely the cash buyer. With a long chain there's always the risk of someone breaking the chain. Of course it could happen anyway with just the cash buyer but I'd definitely take that option.

That's what I thought (and am trying to convince DH).

She has offered £164500 on an asking price of £169950. Can't go any higher than that.

Are we stupid for not biting her hand off? Been on the market for 3 weeks and have a few more viewings lined up this weekend.

Well this is what I am trying to convince DH. As we have ready dropped the price he wants to hold out for a bit more, I've told him he's mad!!

I think it's a very good offer but agree that the EA should check the credentials of the cash offer first. Also see what happens this weekend with viewings but a real cash offer is always worth more than being in any chain and the aggro you may have to go through.

Make sure they actually do have that cash right now. It's often used as a way of getting you to accept their offer and take your house off the market. Then a little while later it transpires that they have to get 'a small mortgage' and it drags on.

Hold out for a bit more from whom??? You don’t have another buyer. For £1000 you would be mad not to go with the cash buyer. Your DH needs a reality check! Buyers are drying up.
