Anyone been refused PP for a hip to gable dormer extension?

Hi all,

Looking for some advice ... we currently live in a 2 bed semi detached. We love our house and considering it is only a 2 bed the living spaces is quite good so we would love to stay! Only issue is the 2 bedrooms upstairs! Admittedly they are both doubles but we really need a third to enable us to stay here for the long term ...

We would need a hip to gable loft conversion with a dormer. I have not seen this done on any houses the same as ours (some are still council and I guess some just may not have needed to extend!) but I am worried there could be a reason it may not be approved; perhaps due to overlooking or just the council being annoying and refusing plans!

Could anyone give me advice on whether they have done this? If this is not a viable option we will need to sell and move which we really don’t want to do!

Could it be that you don't have the head height or a way to make the stairs comply with building regs?

We are just about to embark on our full length dormer, planning was straightforward, did take 8 weeks but is within permitted development(unless you add a dormer window to the front of the property), the company we are using sorted all permissions and had the structural and architectural plans drawn up to submit. We are going to be the first in our street also. I literally cannot wait for the extra space!

We’ll be starting our build shortly. The dormer will run along the side of the roof with no overlooking windows. We didn’t need PP, just confirmation that it complies with building regs. I think you need to have a minimum height inside the roof of 2.2m at the highest point, so that once the floor, ceiling, insulation etc is in, the head height is a minimum of 1.9m.

You might find you don't need pp as the work could come under permitted development.

We obtained a certificate of lawfulness which went through the planning process but with out sending letters to neighbours etc. We only needed to obtain a party wall agreement, but that’s because we aren’t detached. But the certificate of lawfulness took 8 weeks to process, sometimes it can be quicker but that’s councils for you. Maybe each council works differently? Our work is finally starting next week!

Another one here who having hip to gable with full with dormer at the back. No planning permission needed.
