Best time of the year to sell a house?

Is now a good time to put a house on the market? Any advice based on thoughts or experiences appreciated. Thanks

I'd wait until the kids have gone back to school tbh. Get your pic's & write up done now & go live mid next week. Should give you about 8-10 weeks to sell before it quietens down for Christmas. After Christmas your best bet is waiting until spring.

March / April based on our experience (although completion ended up being August).

Hold off for a week until the kids are back at school and business goes back to normal.
March - May is the best time, I think.

Thanks. We are in West Midlands in the catchment area for an outstanding primary school so think we may sell easily if people look in September but then will other people be selling? What if we sell and then can't find anything? These are the thoughts in my head at the moment...

Previously worked in property sales industry. Pretty much all but bungalows sell around the school calendar.

A sale needs to be complete by application deadline for primary or high school. I think it's Feb? So if your local school is outstanding you would get a lot of interest around Sept onwards for completion by the Feb deadline.

Otherwise, many properties sell for the new school year, to get kids in to school for September.

House goes on the market in spring, to sell by June. Solicitors then take you through to about August and in for Sept before the kids go back to their new school.

You can get a higher price if you wait for the busiest time for buyers, if your house is near great schools.

Many estate agents won't show you a house until you have sold yours. You need to be in a proceedable position.
