Upstairs flat with 2 kids

I've posted before about my impending move but am in another quandary.
House has sold (due to separation) so looking for a reasonably cheap (but decent) rental to enable me to save money for another deposit to buy.
I looked at a 3 bed upstairs flat today and actually really liked it. It was lovely inside and very cheap rent (win win). I have another 3-bed maisonette to look at on Friday which looks even nicer, bigger, 2 bathrooms, private parking but is £150 a month more in rent (but still much less than I pay now).
So, my worry about the upstairs flat is how noisy I would be to the downstairs neighbours. Its wood floors throughout so I worry about constantly telling them not to jump about, run or thump. My youngest loves jumping on his bed for example.
I think the maisonette won't be anywhere near as bad for this but, more expensive.
As usual I can't seem to make a decision on what to do.
The flat would enable to save much quicker but might end up being a nightmare. WWYD?

My kids are nearly 11 and 5 and both boys.

For me itd depend how much quicker saving the £150pcm would help me get to my target.
If it would still take more than a year I'd prefer the bigger place, mainly so I wouldn't have to worry about the noise we make/the noise others make quite so much, but also for the additional bathroom and more space to live and relax.

It could be the difference between 1 year and 2.

If you have wooden floors your boys will create hell for the people living underneath you unless your LL will carpet the flat which is unlikely I guess!

I live in an upstairs flat with two children, and have never had complaints from the neighbours downstairs. For the cheaper rent I would definitely take the flat.

TroubledLichen · 28/08/2018 17:32

I live in a top floor flat with wooden floors and a toddler. We get on great with the people downstairs and have never had a noise complaint so it can be done! Get large rugs, take your shoes off indoors and tell them it’s not ok to thump or jump on beds. If you like the flat and it gets you to your goal 1-2 years sooner then it’s worth it.

And if the 5 year old is noisily jumping on a bed next to a party wall in a maisonette you’ll probably still have pissed off neighbours...

ProcrastinatingPingu · 28/08/2018 17:56

If it's doable in a year with the first place I'd probably go for that.

Jetteage · 28/08/2018 18:06

If the flat is the better option then go for that - it’s not forever and you might be worrying for nothing eg the flat below might be empty, they might be noisier than you, the insulation might be so good that noise doesn’t pass. That said, only you know how noisy your children can be.

sunshinesupermum · 28/08/2018 18:20

We put in insulation when we relaid the flooring in our flat because the neighbours beneath us could hear us walking in slippers (no jumping or running as we had no kids) so don't take it for granted neighbours don't hear you OP no matter what some pp say here. Wait till you see the maisonette and you'll have a better idea of where you'd like to call home Flowers

Why not go and meet the neighbours? If they've got children of their own, not so bad. If they've not, and your children are likely to cause a disturbance, it would be a really dickish thing to do.

SoyDora · 28/08/2018 18:25

They’re both old enough to be told ‘we have downstairs neighbours now so we don’t jump on beds’
