Buyer may pull out of SALE

Hi so thought I had sold my property 4 weeks ago , and have now found a place i like and wish to put an offer on this week. However the Lawyer has told me my Buyers are raising unecessary queries regarding the Roof, and may pull out of the Sale ! There is nothing wrong with it and all the necessary paper work is in place even the Lawyer did not understand why they are quering this .
My worry is if they back who pays the Estate agents Fees ? , any advice on this would be appreciated .

The estate agents don't get fees unless the sale actually goes through.

Is your estate agent dealing with the sale progeression? Best get onto to them find out what exactly the enquiries are for, it may be their mortgage lenders or the survey either way you won't know until you ask. You can only really address the problem once you know what it is.

Are you in England? That's the only property dealing I know about. In England, the estate agent doesn't get paid until the property is sold. No sale, no commission.
Elsewhere may be different.

The seller is always responsible for the fees. The most typical agreement is a percentage of the price, payable when a sale takes place. But you could have agreed a fixed price on sale or a price regardless of sale. Look at what you signed.

Most traditional agents are no sale no fee however if you’ve used an online agent such as purple pricks you tend to pay upfront and they won’t repay you and you are liable for all the fees. Risk you take with cheap agents!!

xzyandabc, I am in Scotland 6 weeks to go and still the Buyers and Solicitor are not responding to emails , guess I just need to sit tight and try and be patient , not easy !

Re -read my Contract no I am not liable for paying anything , the bUYER WOULD have to pay a penalty if they pull out , maybe different system in Scotland , but i am so releived thanks x
